In short, Being on Long Island east, I'd say you've nailed the location to buy in. Some Sound Beach homes have the Miller Place schools too, so Rocky Point & Sound Beach would be the place to start lookin. Shoreham/Wading River too but taxes are very very high there. Theres a Shoreham area South of 25A that has nice houses and lower taxes by Blackfoot trail etc. by the sod farm. Good Luck

Just a wee little heads up: I am not sure if it has gone through planning or is still in the works, but there is supposed to be a huge development going in on the DeLalio Shoreham sod farm property. A house currently backing the sod farm might be dwarfed by a mcmansion. Be very careful.

Rocky point,sound beach has taken a bit of a turn for the worse.It's not horrible but has drawn a little of the criminal element. If you're looking in these areas I would instead try North Selden,North Coram,Mount Sinai. North Coram and North Selden specifically are good for the money but as you know long island has very high taxes and growing. Upstate NY near Rochester is also a great option.

Wow...that is different. When we moved to the area a few months ago...we were steered away from Selden/Coram area for the EXACT reasons...higher crime rate...than Sound Beach and Rocky Point.
I would love to see some stats on these smaller towns on LI. CityRating.com does not have any data on these towns...nor does City-Data.
As a new resident...would love to know where these impressions come from.

What crime are you referring to? Most Rocky Pointers would laugh in your face at this statement. Your suggesting Selden or Coram over Rocky Point and Sound Beach? If anything the area has taken a turn for the better over the last 10 years with young families moving in and revitalizing summer homes. According to your statement, the Middle Country and Longwood School Districts would be a better option; while both rank lower than Rocky Point. I'm just curious where you got this information and what criminal element your referring to. As for Mount Sinai, yes it has a highly ranked school district and it's a great area. But as far as the other places mentioned, you need to get your facts straight.

As a newbie considering RP, I'm wondering what's new since the last post. How is this real estate bust impacting life there? Any new issues pro or con come up since March?

Don't worry about this post...RP or Sound Beach are safe. Biggest problem here is people drive too fast
