Its a pretty unique little town

I honestly think Rocky Point has lost any negative reputation it may have had. Unlike Mastic/Shirley, it has greatly improved over the last 20 years instead of deteriorating. I don't think we ever had a rep quite as bad as mastic, but it may have been looked on as sort of a lower income predominately working class area. This has gradually changed over the last 15 years as more high-income people have moved into the area. In all honesty, house prices are not much lower than surrounding areas. Basically, if you take an identical home, same property size and condition, in Rocky Point and Miller Place there will not be that much of a difference in price. The reason it appears that homes are cheaper here, is because we have alot of smaller homes on smaller lots in the North Shore Beach area that are lower priced. Generally, however, the average home in RP will sell for about 100K more than in Mastic/Shirley.

SB is one of the VERY few places left on LI for the first time/just starting out in life home buyer on the North Shore,lived there for seven years(our first home),always felt safe.P.S. that said,I wouldn't live on LI anymore if you PAID ME !

With that being said, you will pretty much pay the same $ per SFt. all along NE Brookhaven corridor.
(Our smaller beach homes do skew the numbers southward.....hence 199k-1.3m)
Small homes will always be on the cheap in Rocky Point,Miller Place or Shoreham.(That larger Hi Ranch in RP for $439 is actually in NSB).
Im grateful for the diverse housing options we have here.
People can start out ,trade up and retire here
I think that's pretty cool.

Im not sure what surrounding area you were speaking of but Rocky Point is to Mastic as Wading River is to Riverhead.
I dont see any comparison 2007.
No ones upset ...but sometimes you gotta dig a little 62.
These towns have gentrified consderably since 2000.
Most poeple who live here now are pretty proud to say so.
Its come a very long way....but still has some more room to grow.
I'm very happy with the progress.
I still say it may be the best buy on the Island and it's still largely undiscovered.

No dig clam about 25 years ago mastic, shirley was not what it is now either that is when I was refering to, I remember the two areas rocky point sound beach and mastic shirley being pretty much the same, alot of summer bungalows converted for year round use . it was cheaper . Obviously the two areas went in two different directions, that is good for you guys. I really wanted to know the answer because We want to trade down sort of and live closer to the water, preferably walking distance. and I was looking rocky point miller place sound beach on the north shore, and eastport, east moriches on the south shore. I have one child left in school that I have to consider. So my Post was not a dig , just an honest question. Also the homes are cheaper up there so my question of why was real.

I meant dig a little deeper.. like you are now.
We get alot of downsizers here.
I think youd be pretty happy.
Check out the Terraces if you drive through.
Its a Private community of Log Cabins and bungalows...its very nice.
Rocky Point is a relative steal.
