As per Newsday A new development of nearly 500 age-restricted homes would rise in East Northport, under a recent proposal by the Engel Burman Group.This would be on Elwood rd on property owned by Oak tree Dairy,dairy barns parent Company.

The proposed 'Seasons at Elwood' development would place over 450 condos, with age-restricted ownership of 55+, on the 37-acre parcel. The land, which is currently zoned R-40 residential but has a variance for commercial use, would require a zone change to R-RM. The zone change application is currently under consideration with the Town Planning Board.

That's never gonna work. They are NOT going to get that much out of seniors for those apartments. If they want to do senior housing "right" they need to ask Kate Murray how she does it in the Town of Hempstead ... 2 bedroom units for around $135K with a maintenance fee of $100 per month with on-site maintenance workers, a lifeguard-staffed pool, tennis courts, bocci ball, huge clubhouse, barbeques, etc. Who actually "pays" for most of this? The taxpayers of the Town of Hempstead! That's what seniors want. Not "faux affordable" in the $300s and certainly not paying that half a mil full price.
Well they do get beautiful beaches, bagels and pizza, and they also get to live in the shadow of the worlds greatest city. That's got to be worth the cost all by itself.
