Default How are Bayport, Bohemia & Blue Point

Since my husband and i are eventually going to be looking into buying a house, i am just curious as too how good Bayport, Bohmeia, Blue Point, and even Sayville, West Sayville and Oakdale are? (Bad areas or Good areas) I'm not really familiar with the south shore too much. I'm sure we will stay with the North shore anyway......LOL But i just thought i would ask

Theres no bad areas over there.
I think there all pretty nice and get nicer the closer you are to the water.

If I were to rank them.
IMHO

Bayport
Oakdale
Sayville
Bluepoint
West Sayville
Bohemia


You'll be fine in any.


Id still pick North over South.

i have to say my favorite areas North right now are Miller Place, Mt. Sinai, Rocky Point (The Tides & Pickwick section) Setauket, S. Setauket, and E. Setauket. Oh yeah...Smithtown and Nesconset too! We live in Yaphank right now, and i would love to live north shore!

Tides and Pickwick.
Excellent choices.
We love Rocky Point....best buy on the North Shore.

(Check out The Historic Dist. Hallock Lane area/Culross etc. I wouldnt shy away from a wateview in NSB either, its coming up very nicely.)

I agree 100% with that list. If I wasn't looking away from the shore and away from high taxes I would move to Bayport in a minute. But the Bayport/Blue Point school district is a taxaholic, so watch out there if that is an issue.

There are two "gradations" of "good areas" in Bayport. Anything south of Montauk Hwy (Rte 27A) is very good. But the "nicest of the nice" is the area south of Middle Road (which is midway between Montauk Hwy and the bay).

Of the two, Blue Point is a little "less upscale/less manicured" than Bayport (if you're talking about areas south of Montauk Hwy) ... IMO.

p.s. - On second thought I would put Sayville ahead of Oakdale but that depends on whether the proximity of the Idle Hour area in Oakdale to Dowling College would be a turnoff for someone. Personally I wouldn't want to be that close to a college but it might not bother someone else at all. As far as the rest of Oakdale, IMO the only 'special' part is Idle Hour.

Good point on Sayville/Oakdale

Again I was speaking from the Shoreline back.

Sayville is fantastic when factoring in the downtown but I think Oakdale south is stunning.

we live in a condo in Yaphank, and are planning to upgrade to a house. The condo isn't the biggest, so we would like more space.

Bayport/Blue Point, Sayville are all very good family towns. I can't speak for hte others.

I do have friends in each of these towns who love it. We briefly looked in Bayport/Blue Point but decided it was too South for us. No other reason.

I'll leave points east of PJ to Clamboy....

I'm in Stony Brook -- it's great north of 25A (south of 25A is nice, too...if you like large developments) and is in the TVCSD -- same as Setauket, E Setauket & South Setauket. The Village area is lovely, Avalon Park, the marina and yacht club, West Meadow beach. Plenty of historic and vintage homes with lots of character, some fixer-uppers to be had.

If you buy old your taxes will be far more reasonable than if you buy new(er) here or anywhere else in Brookhaven Town.
