Does anyone know how village taxes in Mineola are calculated? what's the formula?

Why not just call or visit the Department of Assessment? Here's the web site: Village of Mineola, NY - Tax Information.

I've been looking at homes in one municipality and all the taxes are not reported on the county web site.
The local assessor's office was only too glad to help. People moan about public employees, but you can find some great ones out there.
