104 Maple st 11023; Lot cost is 520k; Sold at 1125k; Size 2491 sf + basement; Lot size 6250; Built in 2012
48 Radnor Rd 11023;Lot cost is 500k; Sold at 910k; Size 2500 sf + basement; Lot size 5000; Built in 2005
5 Nassau Rd 11021; Lot cost is 605k; Listed 1149k; Size 2000 sf + basement; Lot size 4120; Built in 2013

question 2...personally neither.

maple street is pretty far up middle neck road. i assume the OP is familiar with this particular surrounding area??

The Nassau road one is virtually in queens. There is no garage either is a huge negative to me for a LI house. The house is a 7 figure house on a tiny lot which is crazy too. Paying 7 figure for a house that is two houses away from a gas station and northern blvd? egads.

i can't comment on quality. I am a little biased with these new construction bc they just don't build quality like they use to.

if i had to pick, i would pick Maple street

The problem I have with with Maple is the exterior is EFIS........I would be very careful buying a house in EFIS.

Many new houses on long island use stucco/EFIS. moisture/water intrusion issues are more common in south.

Compare with Maple St, how do you think about 48 Radnor Rd and 3 Radnor Rd, both of which are new houses. In terms of location, is 3 Radnor Rd better than 48 Radnor which is better than 104 Maple st?

go see those EFIS house built in Great Neck 10 years ago.

I would NEVER pay 7 figures for a house with such a small lot, with both adjacent houses so close to you on either side.....there is no privacy....

You are paying for the area (Great Neck)......

If I had to choose though, I like the Maple street house better.

None of the above has a good location. I am just wondering why Chinese prefer these new constructions bc they have $$$$ or ....

What would be builder's construction cost?
