Default Roslyn Heights, ny

Hi. Hopefully someone can help! We are seriously considering buying an amazing house in Roslyn Heights (long island), n.y. However, looking more closely at the details of the house we found that this community has NO SEWERS but homes have their own cesspools. Should this aspect be a deterent in us buying this house? We have always lived in communities with sewers and have no idea what to expect. Someone even told us cesspools are rumored to cause cancer. Any input is much appreciated. thanks

I can't say I've ever heard that rumor.

A home with a cesspool wouldn't deter me from buying a home.

In case you were not aware of what is "Roslyn Heights":

Roslyn Heights is a hamlet (unincorporated area) in the center part of the Town of North Hempstead, in the west-central part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Roslyn Heights in the Town of North Hempstead is bordered on the north by the Village of Roslyn Estates, the Village of Roslyn and the Village of East Hills; on the east by the Village of East Hills and the Village of Old Westbury; on the south by the Village of Mineola and the Village of East Williston; and, on the west by the Village of East Williston, the Hamlet of Albertson, the Hamlet of Searingtown and the Village of North Hills.

Roslyn Heights is one of those villages and hamlets communities on Long Island where many of the places (in this case, about 1 out of every 2 places) with the community name in their mailing address are not in the hamlet: places with a "Roslyn Heights, NY 11577" mailing address that are not in Roslyn Heights are in the Village of North Hills and the Village of East Hills; and, at the same time, there are places in the Hamlet of Roslyn Heights that have a "Williston Park, NY 11596" mailing address.

The majority of homes on Long Island have cesspools, rather than sewers; so if you do decide to avoid any house that doesn't have sewers, you will be reducing the pool of suitable houses-for-sale considerably.

Watch for flooding. A few areas of Roslyn Heights off IU Willets road were hit bad by the past 2 weeks flooding. School House Road had a few feet of water in it.....enough to total 2 cars.

Most of Suffolk and the North Shore of Nassau have septic. I don't think it's much of an issue as long as you take care of it. Cancer, never heard that either.. I would say that if you really love a house and a neighborhood, then this is the least of your worries. Some people, for better of worse, prefer septic for the simple fact that it limits development...sewers allow for increased density and commercial development.

I hear you. We did the same. Coming from Queens, septic was an oddity. We moved to Garden City, which have sewers, but there were a number of areas on the North Shore we liked in which septic made no difference.

Good luck with everything. Hope it works out and hope you get a good deal. 1 year...what a relief to wrap that up. Maybe you won't have to do too much work on the house, either...we certainly had to deal with a drawn out renovation, which isn't fun after a while.
