Both are in SD #13 (So. Huntington)

The house on Jayne is not a Hi Ranch as stated, but a renovated 6-room ranch with a finished basement and a very small backyard. I remember the house before it was redone (know the previous owner) - they did a very nice job renovating it, but didn't change the sqft of living space (6 rooms, 1 1/2 baths, 1/4 acre). Taxes are $10,750, plus some an unpaid water bill. It's a 1-family house (1 legal kitchen only)! Used to have a 2-car garage--not sure what happened to that

Nevinwood is a Colonial - well maintained but dated, w/partially finished basement, central air and inground sprinklers. Larger house and property. (8 rooms, 2 1/2 baths, 2-car garage, 1/2 acre+). Taxes are $11,264.
We had that listing for $1,000 less last year - no improvements since.

What are your wants/needs?

Just wondering which is the smarter investment? I'm a single mom with 2 little ones . Want to make sure that I'm parking my money in the smarter location . I'm not from that area .. Thanks for any advice !

Suggestion: Ask your agent to look into the C of O's on Jayne before you make an offer on that house

Jayne your kids will go to Oakwood/Birchwood. Nevinwood it'll be Countrywood/Maplewood. Something to consider. Nevinwood has some big houses for just mom and two little ones.

I live off Nevinwood (rent) and it's a great neighborhood. I don't know this Melville area but I can tell you houses stay expensive in Maplewood.

Do you have any reason to believe the C/o's aren't right ?
The house still has 2 garages . It was listed wrong.
