Ive heard so many things about Huntington! Ive been a couple of times, but only to the restaurants around there. Looks like a cute little town, so why do I read not so great things online?? I wonder...
It's because of Huntington Station, which as far as I know, has a lot of crime.
you will get more bang for you buck in Suffolk. THere's babylon and north babylon (might even be more idk). I'd look deeper in to that as it doesnt actually seem bad. If you're looking to find a negative in any place you live you will always find it.
I hope to find a smaller sized lot honestly because we're not really into the whole "mowing acres of lawn for relaxation and fun" thing lol A wood deck, a grassy area for our dog, and a nice tree for shade would be perfect!

Buying in Nassau is a little easier because the county's property assessor information is all online along with tax information.
400K along with taxes doesn't buy much on LI in a decent sd. And you need to be prepared for tax hikes every year. Then there is homeowner's insurance to figure into that monthly payment as well.
First thing to do, get a copy of your credit reports (all three agencies). It's free. Make sure there are no discrepancies.
Get a pre-approval. And don't buy another thing on your cc's!
Interview for a buyer's agent, then select one.
Then go house shopping.
KEEP THE PARENTAL FIGURES OUT OF THE SELECTION PROCESS!
I'd also add do not apply for any new credit cards, loans, etc. You want that mortgage inquiry to be the only inquiry on the report for the past 6 months. Otherwise, you'll most likely need to explain the inquiries.
Thank you everyone! This whole process is a bit intimidating so thank you all for taking time to answer me and for the info!!
One more quick question, is there a difference, crime/safety/quality of life wise between Babylon, North Babylon, and West Babylon??
You have three different school districts: Babylon, West Babylon and North Babylon.
And if you end up looking in Babylon, you can be in the Village (and pay Village taxes!) but belong to West Babylon schools, so it pays to ask questions!!
I speak from personal experience LOL. Bought my first home in the Village, nice waterfront home, and five years later, when my baby was old enough for school--ooops! But had no problem with the situation when it was time to sell...
Loved the Village then and it has gotten even better since! Am now on the North Shore and find it suits me personally better, but that doesn't take away from what Babylon has to offer!

Thanks for the advice Vanilla!!! Good to know! Does that mean that we should not be leasing a new car anytime soon????

Thank you for the response, Elke! Is there a difference in school ratings between the districts?? Which would be considered the best? Babylon? North? West? Honestly that is truly my 1 non-negotiable. I need to be in a great school district. I know my daughter is only 5 months old but I'm no joke when it comes to her future education!!
