My brother just bought a house there and he fits in very nicely as an Italian...
When I go there, the number of young guidos that drive around FS whipping through the stop signs are PREDOMINANT. This is coming from an Italian here, lol, so I know how to spot'em.
FS is almost entirely Italian. Truth be told and they don't like it when "things" change for the worse. They like being in their Italian community.

Better than a third italian Clammy...and I hate having these ethnic chats, but to be blunt, when I was looking into the community three out of every four homes that were selling seemed to be a jewish family (seriously, just observation, no judgement) who were either moving to Dix Hills or Melville...it felt like there was this flight from the catholics. The remaining more "jewish" areas of Smithtown still tend to be very north but it is dwindling; the rest of the town is awfully catholic, with St. Patrick's and downtown as a big center of it all. It will be easy enough for us to convince you Clammy in about three weeks. Just take a drive through the area, and note the proliferation pf inflatable Santas to menorahs...
Yuck by the way, I prefer the classic white lights..

Take a drive around Xmas that is for sure. And just check out Uncle Guiseppe's....we (Italians) need our Italian specialty stores to shop at.

Commack feels less italian...

...forget the Italian ratio in Commack, they make my Smithtown taxes seem modest...that would scare any race, color or creed...

They had to open not just a pork store (plenty of those...Panico's in Nesconset being my favorite) but a supermarket sized pork store...my wife has earned about 35,000 credit card miles in that place...and Butera's just opened on main street...Casa Rustica is always superb, and expensive...god I am hungry.

Also would recommend St. James. HUGE Italian population there. And also Kings Park. I can't believe no one named those. And you can surely get a house in that price range in both areas.

Town of Smithtown would be in the OP's range (barring taxes in some cases)if they looked in St. James (nowhere near Nissequoge), just off the little main street area, in Smithtown, in and around downtown off of say Maple Avenue, etc, and certainly in Kings Park. Although Kings Park has little downtown to it (and seems less italian), and you would spend most of your time shopping Smithtown or Commack. If Commack is the commute though, and you can find the right deal in this market, Smithtown would be awfully convenient. Manga i Beve!! (I am irish, I have no idea if that was spelled correctly).

So let's make a nice list for OP so she doesn't get confused.
South Shore Nassau
Franklin Square
Massapequa
Wantagh
North Shore Suffolk:
Commack
Smithtown
Kings Park
St. James
Rocky Point (according to Clammy, otherwise I personally can't vouch for that)

There are a few homes in St James that would appear to be owned by Italian American families, but short of that, would you tell me where the rest of the Italian Americans are hiding in St James?
Seriously -- I couldn't believe my eyes when I read 35% Italian, 29.7% Irish.
