Btw, I love the North Fork as much as the next guy, but it's too far from top medical care, if I thought I could afford to live in North Shore Towers on the Queens/Nassau border next to North Shore Hospital until I drop at 100 or whatever, I'd do that (even without a mortgage, the monthly maintenance on a junior 4 there runs $1,600/mo!).

People can always pm me with any potentially controversial answers.
I would however retire in Manhattan in a heart beat.
(with a beach house on the Island)

Not that I'm aware of.

The only 4 communities that have their own electric generation are the Village of Freeport and the Village of Rockville Centre, both in the Town of Hempstead in Nassau County and the Village of Greenport and the island Hamlet of Fishers Island, both in the Town of Southold in Suffolk County.

The electricity in the Village of Freeport, Village of Rockville Centre and the Village of Greenport are generated by the municipality they are in. The electricity in the Hamlet of Fishers Island is generated by the Fishers Island Electric Corporation.

I always thought that was kinda cool.


Rocky Point had its own Waterworks till the early 90s.

I live in Lindenhurst, waterfront, bought last year for $400. house is on a small lot... we looked at a house for $700k a few streets down that was directly on the bay, with a BEACH !

Was that a private water company? Or, a special district-water district facility?

As a hamlet (unincorporated area), Rocky Point would not own its own water company such as a village (municipal corporation) is legally able to do.

It was private

A local family owned it for generations.

The tower still stands.

I like Lindenhurst.

I think its a LI Best Buy.

You just need to be careful with flooding down there.

Stay the hell out of Copiague and Amityville

Bay Colony is a real nice area, I wouldn't have any second thoughts about buying waterfront anywhere in Nassau. It's always going to be nice/hold it's value, and while I can't believe Baldwin is the 25th nicest place to live in the country, I have no idea what people think is so bad about it except that it's population includes non-whites. I don't know where the myth came from that the schools are no good either, it's a good district.

Seaford is a great value and the canals stretch very far north, easy to find something on the water there. Bellmore can be too if you don't need a mansion. Everything south of Atlantic Avenue in Freeport isn't crap, your money will go a loooong way there so long as you don't care about schools. Wantagh has waterfront homes but they're limited because of the two parks and the parkway. I didn't find too many on MLSLI....here's what a quick scan 500-650/Waterfront/South Nassau got:

I'm actually asking about Baldwin Harbor Bay Colony specifically because of the Gables ranch, which is just my speed (I'm originally from Miami, feels a bit like home). I've emailed the exclusive listing broker six times this past week to email me an mls sheet. I'm just not pushing it because I'm like a lot of buyers - I have to sell something (my weekend house, not the apartment) to buy something.

You also found my other favorite, the stucco house in Freeport. I contacted the broker over a month ago re this but didn't set anything up because aside from my inability/unwillingness to buy at the moment, I'm concerned about Freeport, particularly when a Zillow search turns up surrounding non-waterfront house prices at $350Kish.

Saw the Bellmore new constructions too, thought they were a great value - turnkey and much nicer in person.

Those were the ones I liked too, I'm generally not crazy about the more cookie cutter hi-ranches that are so common on the canals...but some are pretty nice. Freeport is cheap everywhere because most people consider it a slum nowadays, but anything near the water is pretty far removed - geographically and philosophically - from the ghetto. The schools are what kill it, if that doesn't have any impact on you than it's a ridiculous deal for the nicer neighborhoods. Ask around, not on these boards though....Suffolk yokels will tell you it's Compton

This is way over a million dollar home anywhere else on LI (as long as you're color-blind):
