Default Any info on Bay Colony in Baldwin Harbor?

I'm considering a move back to Long Island and am trying for waterfront, which I've always wanted and which seems to maintain its value well since they're not making more of it (yet).

South Merrick is preferred, but too expensive (though that may change in the long run given the market). I've looked at Seaford (as far east as I'm willing to go) and South Bellmore but I'm wondering how Bay Colony in Baldwin Harbor stacks up with respect to quality of life and investment-wise. Of course the current unusual market where so many prospective buyers are on the fence waiting it out may skew your responses, but I'd like to get your opinions re how Bay Colony has historically held its value (short and long term) versus:

1) Baldwin Harbor proper (if there's a distinction)
2) Baldwin proper
3) South Bellmore
4) Seaford
5) Freeport

I'm looking to spend $500-600K with $10-12K or less property taxes. A good school district is a plus but not an absolute given my stage of life (approaching fifty, looking at the home ultimately as a retirement house since I want to stay near Manhattan but don't necessarily want to remain in it).

I should add that I'm in a lucky position where the longer I wait the better I'll probably do, since my East Sixties condop continues to go up in value despite the market - hence the potential retireability despite Nassau County taxes.

As far east your willing to go?

Dude you just left 80% of the Island on the table.

(The better 80% IMHO)

Do not be duped by Baldwin making the Fortune 100.
You couldnt pay me to live there.

There are much better places to spend youor Money.
Give Bellmore Wantagh Massapequa a peek.

If its a commutng issue...remember its not distance from NYC ,its travel time.

If youre willing to go out East

This wouldnt suck.

I've found canal-front in Seaford, South Bellmore and Bay Colony (Baldwin Harbor).

I used to live in Centerport, in a 5BR, 3BTH 3000sf new construction center hall colonial on a triple lot (uniquely private 1/3 acre) a block from Long Island Sound in a house I bought for $360K (thru a relo company) with $8,500/yr taxes in 2000 and sold for $680K in 2003. To get that back would be $800K with taxes of probably at least $15K, so forget that.

When I lived THAT well, it was worth an easy 90 minute garage door-to-office door commute since I was a 1 minute drive and six minute walk from the water, and a 12 minute drive to the non-stop early express Huntington LIRR train to Penn where I always got ground level COVERED GARAGE parking. (In case anyone's wondering why I sold and bought a city apartment, it was because my hours got crazy - now that's not as much of an issue.)

At this stage if I moved closer to the city I want the easiest direct commute on the nicest and safest train I can get. Massapequa and Amityville are out (no offense). I want easy access to the best hospitals (I plan ahead) and to be as close to the city while still having a waterfront house (without being on, say, City Island) as I can for retirement. Believe me, I'd settle for a waterfront condo in Baiting Hollow too - that'd be retirement nirvana, except for the remoteness. Commuting specifics are appreciated.

Wasnt sure if you needed to commute or not

I have family who just bought out here by the beach.

Hes toughing it out on the lirr for 2 more years from Ronkonkoma then hes in his retirement home.

He's near Penn so hes under 2hrs door to door.

I dont think Id retire anywhere in Nassau County.
Maybe the North Fork someday, otherwise Ill just stay put.

That's the type of information I'm looking for.

Btw, I love the North Fork as much as the next guy, but it's too far from top medical care, if I thought I could afford to live in North Shore Towers on the Queens/Nassau border next to North Shore Hospital until I drop at 100 or whatever, I'd do that (even without a mortgage, the monthly maintenance on a junior 4 there runs $1,600/mo!).

People can always pm me with any potentially controversial answers.

Is Stony Brook too far?
I dont think so.
Thats a pretty good medical center.

Now theres Sloan Kettering in Commack(god forbid).
It'd be an Hour from NoFo.

(Not to mention whats availble by Ferry in CT)

As for Nassau...your right.
If you'd be willing to retire to Queens then Nassau is for you.
Im not.

In 1990, the area south of the median of Atlantic Avenue was separated from the Hamlet of Baldwin and was formed into the Hamlet of Baldwin Harbor.

Originally called Coe's Neck, Baldwin Harbor is a hamlet (an unincorporated community) in the southern part of the Town of Hempstead, in the center-south part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Baldwin Harbor in the Town of Hempstead is bordered on the north by the Hamlet of Baldwin and the Village of Freeport; on the east by the Village of Freeport; on the south by Freeport Bay , Baldwin Bay and Middle Bay; and, on the west by the Hamlet of Oceanside.

Baldwin Harbor is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address: places within the Hamlet of Baldwin Harbor are mostly in the "Baldwin, NY 11510" postal zone and a few places are in the "Freeport, NY 11520" postal zone.

For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County):
