I agreed to one of the charges, rent receivable as it was explained to me. Told her I'll pay that in full over the phone. She attempted to take my card number, I politely declined saying I'll pay once other charges are removed otherwise I'll take the entire thing to court.
She agreed and said they'll get back to me.

This is exactly what I have been trying to say all along. You have to take the offensive with these guys. They are out to make a quick dollar and i can GUARANTEE you they don't want to spend any time trying to go after a tenant that stands up for themselves.
But of course all the whimpys (some posting here) continue to fuel these companies by paying just because the word "collections" gets brought up.
You can't take somebody to collections for a debt that isn't valid. If you get a letter from a debt collector, you simply respond in certified mail with the three words... "PLEASE VALIDATE DEBT".
