Since you've given no details whatsoever regarding the type of property/house you're looking for, let me say that in Nassau and Suffolk County there are currently over 4,500 houses/properties between $250,000 - $400,000 available.
Chances are, the answer is "yes".
Homes for 250 in nassau county in "OK" neighborhoods? And are nor short sale?......Maybe last year and 2011.
My question is, with prices the way they are, the way they are and a big demand, is there anything like decent for less than 400,000 in NY anymore? Just kind of curious....
Go to MLSLI and put in whatever criteria you want and see what comes up.

then the answer is obvious yes. The caveat is people's expectation is way too high. A 400k house on typical Nassau county can be had for 100k in outskirts of Houson, TX as an example. I recall looking at a house in great neck for 500k..the house was virtually a tear down...yet there was a mob scene just to look at it.
You can get a modest house in a number of nice, safe, [relatively westerly] Suffolk communities with excellent s.d's for under $400k. They might be older or require some elbow grease, but it's totally doable.
Maybe, and this is a big maybe, five bedrooms aren't necessary. Maybe, another big one, a little elbow grease isn't a bad thing. Maybe, the biggest yet, no one is entitled to a luxury home in the "best" neighborhood simply for being alive.
There are many, many affordable homes in Nassau County...readily available for the unindoctrinated.

Looking just now on Trulia there appears to be quite a few listings in various locations under your price range. As others said you decide what your priorities are and narrow the search scope. If your are expecting the 4br/2.5bth center hall colonial you are probally out of luck but if your willing to take on an older house you should find what you want.
The caveat is people's expectation is way too high.

The Island has always been more expensive that most places, but at this point to pay 400K to 500K for a fixer-upper is nuts. Sorry guys I think you're being played to pay that much for something that needs major rehab. You just deserve more for that kind of money.

That's one way to look at it. For those that choose to remain here, for whatever reason, these are the realities of living in many northeast suburbs. Its not as bad as when people were paying 100s of thousands more 5-10 years ago.
