Just was watching Beach Bargains on HGTV and saw an episode with a couple looking for a beach bargain in the Hamptons. They saw a house in Hampton Bays for 389,000???? So I have to ask, what's it like in Hampton Bays?

Also, East Hampton for 350,000?

More than 30 homes under $400k for sale in Hampton Bays - don't know the area well enough to comment.

Saw a short sale in East Hampton for $370k...

Hampton Bays is the "working man" Hamptons. There are many blue collar/non executive workers living in the area, along with many wealthy people. I'm no expert on the housing cost, but from what I have seen, Hampton Bays is not as pricey as South, Bridge, East, etc. Hampton. The ambience is very different in Hampton Bays. Again, more working people, less 2nd homes (although there are plenty of 2nd homes in Hampton Bays). I don't know too much about the schools, but I did speak to a resident who complained about Hampton Bays schools. I have visited the HS on several occasions for business, and it seems like a nice school. However, my children are not enrolled. If you saw a home in East Hampton for 350, it most likely was a cottage or less. My information only comes from visiting the neighborhoods on many occasions.

Just beware HB has some issues with illegals/day laborers. This isn't a new problem either. May be better off looking at Westhampton or Quogue which aren't too far away. Nicest spots in Hampton Bays are Red Creek Circle with lots of parks nearby, might cost more though, or closer to the water. But stay away from Squiretown (recently changing for the worse) and the LIRR station vicinity.
