It's not a concern. Residents who've been in the community for 50+ years were insistent that there has never been a flood in the area as the state went along arbitrarily placing their homes in flood zones. The lack of flooding during Sandy last year pretty much validated the community's argument, and the flood maps have since been amended.

There is no record of flooding in the Gibson area for the past 150 years since they started keeping records. For almost 40 years, the residents of Gibson have been fighting to have their area removed from flood maps. After Sandy, when they did not get any flooding, the residents got their wish, finally.

Access to the LIRR is ok. It's on the Far Rockaway line. It's not as good as the main Valley Stream station on Sunrise.
