The link shows 5 pages of recent sales. It's a lot more that 25 homes. 1/3 are priced under 800k. Are you just looking at one page? My point is that not every home in CSH sells for over 1m except for the "occasional fixer upper"

I would keep CSH lumped in with the rich grouping - essentially all homes on the market now are 1M with many much much higher (this is not to say every single person is rich, nor that CSH was this affluent 20-30 years ago, nor to say an occasional 800K fixer-upper (!) does not occasionally hit the market.)

But I agree with a your own point concerning the high cost of CSH homes: Over ⅔ of the homes in CSH sold over the last three years have been in excess of 1 million dollars each according to you. Some very much in excess according to your link. We can agree that the facts you present reinforce the placing of CSH into the 'rich' area category as listed by another poster. That is your point I think.

I would say from personal experience, the richest parts of long island:
Brookville
Muttowntown
Garden City
Manhasset
Cold Spring Harbor
Huntington Bay
Old Westbury
Flower Hill
Hewlett Bay Park

Upper Middle Class
Old Bethpage-Plainview
Hauppauge
Syosset
Huntington
Stony Brook
Glen Cove
Oyster Bay
Locust Valley
Jericho
Dix Hills

Middle Class
Seaford
Massapequa
Hicksville
Deer Park
Levittown
East Meadow
Lindenhurst
Bellmore
Merrick
Farmingdale
Wheatley Heights
And the rest are low middle class and lower. But here are the towns that are a bit sketchy;
Wyandanch
Hempstead
North Amityville
Westbury (some parts)
New Cassel
Huntington Station
Baldwin (some parts)
Islip (some parts)

Are you referring to the entire town of Islip, just the hamlet of Islip, or to hamlets with Islip in their name? The hamlet of Islip is a good area; it's not at all sketchy. The only hamlet with Islip in its name that is sketchy is Central Islip. The others (West Islip, East Islip, Islip Terrace, and, as already mentioned, Islip) are all good areas. If you are looking at the entire town of Islip, areas that are sketchy, in addition to Central Islip, are Brentwood, and parts of Bay Shore.

and in South Bay Shore, you have million dollar waterfront homes, and some areas of North Bay Shore are lower middle class.

Yes, I agree, his/her list is mostly accurate. His 2nd list is better since it was more specific. The only things that should be noted is that:

Hempstead Village isn't all low-income, there is Cathedral Gardens which is rich like Garden City; Hempstead's a pretty big city.. And Port Washington has some low-class spots (usually where "the help" lives) though of course it's mostly affluent.

I know he said "generally-speaking" but just thought i'd throw that in.
