It's like Lowes situating itself near Home Depot. Dicks situating itself by Sports Authority, Bed Bath Beyond situating itself by Linens and Things. Walmart situating itself near Kmart.

They duke it out over profits, and we wind up with the vanquished's empty store front.

Which ends up sitting vacant for years and becoming an eyesore because nobody but the Big Guys can afford the commercial real estate prices on LI. :-/

Not to mention that it's probably not contributing to the property tax base, and definitely not to the economy. Anyone remember how long the Bay Shore Roller Rink stood vacant before the property was bought by Lucille Roberts or whoever? Seemed like hundreds of years, LOL ...

Speaking of that area, they are apparantly building a mini-explosion of chain restaurants on the South Shore Mall property. In addition to an Olive Garden being built, now they are going to attach a Cheesecake Factory to the south end of the mall.

At least when a more manageably-sized storefront goes out of business, there's a chance of a similar size retailer taking over the space; but seriously, what else can you put into an Evil Orange or Blowe's size building?? Too expensive to knock down, and it's not like indoor flea markets are the rage anymore, LOL (remember Roosevelt Raceway?)

And now Bay Shore Bowl closed next door. Rumor has it that the owner won't sell the building unless another alley opens up there.

Speaking of abandoned stores, does anybody know what the plans are for the plaza where Pet Land and 6th Ave Electronics used to be (on 347 in Nesconset)? A fence went up around the property but i don't see anything happening.

I was told a Wild By Nature is going in on the opposite corner (near where the drive in was many years ago.) Longhorn Steakhouse is supposed to be going in that old shopping center if IRC. Sonic will be going in on 347 adjacent to the closed Checkers.

Wow... then there will be Whole Foods + Trader Joe's + Wild by Nature + Fairway (which has a pretty decent selection of organic and natural foods itself) all located within "spitting distance" of each other and SmithHaven mall??!

That seems illogical. Wouldn't it make more sense to place a natural-foods chain store where the competition is a bit less intense? (such as WBN's West Islip location, which will fill a definite void in that area).

It does seem strange to have another place like that so close.

Seems like it would be better if Cheesecake Factory went in next to Lucille Roberts
