You should continue on the path you are taking now to save as much as you can and advance in both your job and your bank account. Now that you feel you are on the right track and have confirmed this with the banker, I suggest that you relax and enjoy the time with your fiancée. Once you get closer to the actual purchase time, ask questions again and we can help. There is little anyone here can say that hasn't been said already to you. The variables between now and your purchase date are infinite so there is no really advantage to "planning" now. I congratulate you on your efforts to save and wish you much luck.

Who knows what the future holds.......I am guessing rates will go up. There is indication of that edging up a little as of late. It wasn't that long ago I was paying 8% mortgage rates.

You may be right, but he is someone who refuses to say where he lives, has shown on other sites how much he misses the area and cant wait to come home and really is vague about everything. I think he gets a kick out of this, or is living out some deluded fantasy that he is going to move back to the USA in the next few years, and this is how he gets his kicks in the meantime.
