You'd have better luck looking for a coop or a condo. Maybe 2 bedroom -forget 2 baths.

There's a 3 bedroom home on Wildwood Rd for $179K. Needs work. Check the mls and weed out the seasonal cottages.

A real house for 200k in a decent area (like Wading River) is hard to come by.
If you look at the fine print on some of the MLS listings you'll see it is either a short sale or bank owned.
That's on the listings that you see low priced but in good shape.
If you don't mind Shirley or Mastic you can buy a very nice home for 200k or less.
I've seen beautiful homes with inground pools and stuff in Shirley for low 2's or less. And those are not short sales or bank homes.
