Hopefully Spitzer's plan in his State of the state address of capping local property taxes and Dean Skelos' plan of making ALL new teachers state employees so only 1 entity will negotiate contracts will be helpful. Anything that takes power away from the incompetents on local school boards will be helpful.
I'm not as optimistic as you on what the LI/NYC transplants will do to NC. I've seen how they destroyed the Poconos and Lancaster City.

Native Floridians are packing up and leaving the state as they can no longer afford it. Relocated northerners have significantly impacted their taxes.

Just wondering where are they going?
May I will move there now because it will be the next hot spot once Northerners(who will just be Floridians in a generation or two) think the prices in Fl are too high
Get in while the prices are good

GA, SC, TN to name a few states.
My folks are there 10 years and it is amazing to see the difference in density and congestion in their area. Sad. Their local gov't is making some of the same dumb mistakes LI made.

In that case maybe I will just buy a private island. they mostly cost as much a mid-sized house on Long Island at this point.

I don't know how long you have lived in NC But I lived in the Raleigh area for almost 13 years before moving back to Upstate NY this past summer (you think taxes are high on LI? head up our way...and we don't have the busy bussling mega-city on our doorstep). The cost of living is SKYROCKETING in the Triangle area. It's actually cheaper for us to live in Upstate NY now, even with the high property taxes ( $5k on a house that costs $150k..please SHUT UP about your taxes on LI) than it is in Raleigh, Cary, Apex...pretty much the whole RDU metro area. Sure, NC is cheap to you now, but is WAY more expensive than it was when we first moved there in 1994, and the growth back then was nothing like it is now down there. I give NC, at least he "in" places to be (basically the Raleigh and Charlotte metros) 10-15 years AT MOST before the cost of living there is the same as LI, NJ, FL, and CA.....the major "exporters" of transplants to NC. Enjoy it while you can.

I guess we will move again if we are not happy. Thats the beauty of this country. Plenty of other places to live. For the time being I will be enjoying my life.

Can I ask you how much you get for your taxes, as far as house size, land size etc. For example. My house is a basic levitt cape of approx 1100 sq ft (no expansions or additions). I happen to have a pretty big lot size but only because I'm on a rounded corner.. but most property sizes are 80 x 100 , 60 x 100 and in some places 40 x 100. Now.. for my 4 bedroom 2 bath house with kitchen , LR and 1 1/2 car garage.. no basement (and remember 1100 square feet) I have a $390K mortgage and I pay over $6000 in property taxes AFTER star ( and it goes up).
I understand the relation of value to tax your paying.. but if your home is on 1 acre say or is a large house with 2500 square feet or more with lots of room you get so much more for your money. A home on an acre here you'd be paying like 20,000 in taxes.. probably more. Taxes that are under $5K is kind of a rareity here unless you are a senior citizen and or veteran getting an enhanced star deduction.

My family and I relocated to NC from LI 18 months ago. We owned a small 2 bd 1 bth ranch in Nesconset on a pretty small lot. We thought it would be a starter house for us when we bought in 99 for $140K taxes were a little of $3K with star. Well, about 6 months later the housing market started to go up and up and we were pretty much priced out of moving so we stayed put and had our daughter two years later. Once we had our son the walls started closing in on us and after a lot of agonizing we decided we just couldn't afford LI any longer. We sold our house in 06 for $322K which was a ridiculous amount of money. We bought a brand new 4 bedroom 3 bath house for
$235K in a town about 20 minutes east of Raleigh . My taxes are $1800 yr and I have a little over .50 acres. I really wish that I didn't have to leave the place I grew up in but we were working so hard just to keep our heads above water in NY. My husband definitely took a pay cut of around 15% I would say but we also said good bye to a $300 a month train tkt, outrageous LIPA bills and astronomical oil heating bills. I remember hearing a truck rumbling up my street and praying it wasn't the oil man coming to deliver to us. I wish anyone considering the move the best of luck and will tell you I have grown to love it here and consider NC home even without bagels that I miss every day, just not enough to move back.
