Completely weird
I'm sorry but your post is completely weird and I believe you are making it up.
I've been all over these towns and never saw a car on any lawn ever. I've probably been on 90% of the streets in these towns.
I'm going to call the local police station and forward this post to them. I am a journalist and if you are telling the truth I'll find out and thank you and post that here, and if not you deserve to be banned from this forum. I'm sure your friend reported the incident of her door being kicked in and her house robbed so that should be easy to find out.

The sleeping in the car incident was over by Hempstead in SB. A close friend in SB also had her front door kicked in and her house ransacked in the middle of the day while she was at work in Manhattan, she got home at 7pm and the house had no front door! This was six months ago! A family member is a PO and he is always in the areas mentioned above for domestics, illegals loitering and esp drugs in the streets off Locust. The cars all over the front lawns and unkempt houses ARE ALL OVER THE PLACE. Sorry I do not have this in my PJS neighborhood and moved here for the flat land and the ability of parking your car in YOUR DRIVEWAY. PJS is certainly not heaven LOL but I found that it is easier to navigate your way to a safe bet when it comes to neighborhoods thats all (in PJS a few houses in the Lake Streets are unkempt with extra cars and occupants). My RP/SB friends always have some kind of drama with the neighbors (maybe because their houses are closer together?). We DID research before we moved in there, but in RP/SB so many of the homes are rentals or passed down from generations so there could be someone new next month! Yes the Terraces, Oak Hills, Tides and Noah's are def nice areas but probably a little pricey for most esp the taxes and beach dues. Most people LOVE their towns and will defend them to the death :-) We have moved a few times and to be honest I really have no allegiance to any particular area. I responded to the post not to attack or judge any town or residents of any town but to give a general idea of what you may encounter.

Honest information
I've gotten tons of good information on this forum and as you know clamboy steered me to these towns. If a gal like this is telling the truth, then it needs to be known, but I haven't seen what she's talking about. If not, then she is giving false information with a grudge behind her posts, that could actually change the course of people's househunting and that's not ethical. I'll find out. (I'd give 95% odds it's the latter. This person has 9 posts, all to say PSJ is great and RP/SB are dens of iniquity).

Jenn I have nine posts b/c I am responding to other posts! There are many people on here that have hundreds of posts, that is what this is a forum. I DO NOT FEEL that PJS is fabulous and RP isn't - and never have I mentioned that I feel that way. What I did mention is that pretty much all the posts for RP/SB in no way reflects what I and others I know have experienced while living there. We did lose money on our home after deciding to sell it and move out, as did other people I know. So before anyone makes a decision to buy a house there I would think that they would want to know that it is not necessarily a utopia for everybody. I guess if my comments have offended you by all means check with the police the house burglary WAS ABSOLUTELY REPORTED - are you accusing me of lying??? I am a grown adult with better things to do lol please. My comments were to HELP people considering a move to the area understand that it may not be perfect for everybody. I do not think PJS is perfect for everybody either but I have lived here in two different areas and have been very happy here. I am not you or anyone else for that matter I am once again only speaking on my experience of living in the area for 30+ years.

I'm offended by dishonesty
I'm offended by you saying there are all kinds of cars over the lawns, which I've never seen there. I may be offended by your claims of druggies sleeping in cars, and lots of drug activity on Locust, and PO's having to come there constantly for calls about illegals and drugs--if this is not true. If it's true, then I'll find out and as I said, thank you. You make it out to be like Mastic or parts of Coram that I've read about. I'm sorry you lost money but maybe you bought at the wrong time for too high a price. Perhaps your incredible resentment is simply over the fact that you lost money.

I actually live in North Coram by wedgewood but lived on Rodney St in PJS for 16 years. In my own opinion they are all okay areas but all have certain streets that are lesser then others but not horrible in either. In coram by hometead dr,PJS the lake streets, and Rocky point a little north of the business district. It just matters which part of each town. Both Rocky point, and comsewogue schools are still good but not quite as good as Three Village school district which is probably the best around but even in that district there are streets that can be not as good. Thats long island,no town is perfect.

Why is Rocky Point always such a touchy subject?
Anytime I've been through RP it looks amazingly nice. I've only been there like 5 or 6 times but have never seen anything fishy or any houses that looked trashed. However, that's always what I've heard about Rocky Point outside of these forums... Personally I don't think it's true, not anymore at least.

I'm going to be honest, if your friends lived in the area which you described I can see why your views of the area are skewed. The Broadway vicinity, in my opinion, is not the greatest part of RP. However, it is not as bad as you have reported, and I find all the drug activity you describe to be exaggerated. My area which is in the older section, but north of Lower Locust, has much less rental housing and better kept homes. Generally, I would tell a buyer to stay north of Lower Locust Drive from Gardenia to Comet, though lower Locust itself is a fairly nice street. This line disappears east of Eos Rd. Be sure to take note there are two seperate Locust Drives; one closer to the water and one further south. The one closer to the water is nicer and full of great people hint hint. But honestly, there are no areas of Rocky Point that are truly unsafe. Some spots are nicer aesthetically than others, however we as a community are working hard to revitalize the Broadway area and make it the productive and beautiful downtown it was meant to be.

Thanks everybody for chiming in
I've probably been automatically steered away from the areas near Broadway or Locust, by my wonderful broker whom the erstwhile Clamboy recommended to me. I understand there are rentals scattered around the north shore, and I myself have not wanted to look at houses on main thru-roads with lots of traffic, or near 25A.

I used to live on Long Island, mostly in Port Jefferson Station. After I moved away, I was surprised to learn of stereotypes of Long Island people being rich, white collar, upwardly mobile, etc. Hell, even being snobby would have been an improvement for the people of Port Jefferson Station! It's a rough area.
