Hi, we are still looking at homes and unfortunately have not found a home to our liking with the space we need for our family. We are considering purchasing a cape or a ranch and adding an extension. For those who have had major renovations about how much did you spend?
There was a recent thread on this. Expect close to $175k-$200k all done for a complete 2nd floor addition. Depends on number of rooms/baths. Extension I'm not sure.

If the land can handle an extension, it seems to be substantially cheaper to extend the house rather then build up.
Are you sure about that??? I always thought that once you change the footprint of the house...it really changes things price wise for taxes & construction. By building out you need a cement foundation, cider blocks, etc, and I think the taxes are higher when you change the footprint.

The taxes are higher if you change the livable square footage. I don't think the footprint matters anymore once they took away the "remodel" vs "rebuild" loophole of keeping the foundation and an existing wall.
Also a lot less traumatic to homeowner, they lay foundation, they built extension and not till near the end do they take down wall to connect to house.

As others have mentioned, taxes nowadays are calculated on sq footage, not footprint. This was confirmed by the tax assessor
I don't have experience with building a 2nd story addition. Only the prices that are being quoted around C-D (specifically the recent threads). But my extension, after its all complete should end up costing between 125-135K. Significant savings compared to adding a 2nd story.
