I have lived in Port Washington, NY for about 10 years and loved the town. However it is impossible to afford a house there for me. So I am looking to move to another town on LI.

I have a budget of $500K, hoping to get tax below $10K a year.

I work in the city, so would hope to be near the train line and relatively shorter commute (1 hour to Penn).

My top priority is the low crime rate. I would like to live in a safe and nice place like PW.

So currently I am looking at Hicksville. It has decent houses and cheap tax, not to mention there are so many stores and malls around there.

But my big concern is that I heard the area near train station is not safe, and I have to commute there everyday. The houses I am looking at are right north of the Old Country Rd and below W Nicholai St, and west of 106. Is that generally a safe area? Where in Hicksville should I look for if I want a safe area?

I've seen people posting that Hicksville is declining, is that true?

Any suggestions as to other areas that are better than hicksville and fits my budget?

Your situation isn't impossible, but given your budget and other requirements it really puts you within the eastern Nassau/western Suffolk area (i.e. no further east than Huntington on the North Shore).

Have you thought about condos?

I looked in hicksville area near the Jericho boarder. My main concern was saftey and I was looking at eagle rock near 290 north Broadway. I walked away from it after seeing the area and how the people were. I spoke to the mailman he recommended to walk away. Spoke to 2 fire marshals and were told look else where.

Personally I would recommend Frankin square which has 0 crime and very safe. 10 mins to multiple train stations.

My family is not too found of condos.

Any area you would recommend? Hicksville's train area does seem to be pretty bad as I just visited there today.

I wouldn't want my daily commute there.

I looked at Franklin Square, not exactly what I wanted.

Is there any other towns you would recommend?

FS doesn't have a train station, so I don't see why anyone would recommend it for a NYC commuter.

Sticking to western Nassau and towns along the Babylon line would shorten your commute. Valley Stream, Lynbrook and perhaps Malverne may suit you. Malverne is fine for the look of the town and commute, not so much for the schools.
