There is no such thing as "unincorporated Rockville Centre." You're either in the incorporated village of Rockville Centre or you're not.
I would guess what people are referring to when they say "unincorporated RVC" are those areas that either have a RVC zip code or are zoned for RVC schools, but do not live in the village.
Examples of this include:
1. parts of the hamlet of South Hempstead with RVC zip code and RVC schools
2. parts of the hamlet of Lakeview with RVC zip code and Malverne schools
3. parts of the incorporated village of Hempstead with Hempstead zip code and RVC schools
By far the most desirable scenario above is #1. This area is off Long Beach Road near streets like Coleridge, Laurel, Rose, etc.

of all the quirky school district boundaries on LI this particular area has always been among the more baffling to me. Here you have relatively short streets that begin and end within the confines of the village of RVC yet there's a seemingly arbitrary end point where RVC schools end and Baldwin begin. Not only that but those streets are spitting distance of south side HS.
Randomly, if you look at the area on google maps (roughly bounded by Muirfield on the north, Knollwood on the west, Seaman on the South and Meadow on the east) there are several plots that seem to follow a diagonal boundary from the bottom left corner to the upper right corner of the area. Maybe there used to be a creek or farm there?

There is a three block section between Long Beach Rd and Pierson north of the Southern Parkway that are zoned for RVC schools in the inc. village of Hempstead.
I still think Demott Place the short block by Mill river on South Side of RVC in the Incorporated village that one side of block houses have RVC and Oceanside schools are unusual. You can pick and choose services from each school district.
Heck if your kid plays football and is a QB he can try out both schools for starting spot!!!
Helping brother look for home in RVC and found a 2000sq home on a 6000 lot that has taxes of$30k. Completely criminal of the county and village.... and residents... to let their taxes get to this point. Good luck on selling..
For all that dough one would think the schools and community would teach common sense..
