In the list of top 21 School Districts on Long Island a few towns with low taxes made the list. In order.


No. 394- Wellington C. Mepham High School (Bellmore)
No. 444- North Shore Senior High School (Glen Head)
No. 447- Oceanside High School (Oceanside)
No. 450- Bethpage Senior High School (Bethpage)

Try 25k in Westchester for a typical split. You ain't seen nothin' yet.

Westchester is truly atrocious. I believe they have the highest property tax in the national by $ amount, while Monroe county (also NYS) has the highest tax by % of property value.

It's Three Village School District. Ward Melville is the HS.

Stony Brook, etc.

Taxes aren't as low as they once were.

A bigger question is........what's your budget for the house?

Here's a "typical" Setauket home. Taxes with STAR are just over $10K, house price is listed at $479K

I do agree with the previous poster that the taxes are creeping up. What 10 years ago was in the $7-8K range is now closer to $10-12K for an average 30+ year < 2000 sq ft home.

We paid a little under $6K last year after STAR and firefighter/EMT exception. Without the discounts, its around $ 8,400. We are in Baldwin Harbor.

That is still a ton of money for Baldwin with multiple exemptions.

I'm in Sachem school district with a house that is less then $5k in taxes after STAR. It's possible. Just need to search. Took us 6 months to find a decent house with decent taxes.

Only catch unlike Suffolk, Nassau County revaluates house more often. The next big county wide reassessment comes out Jan 2018. So if you find a house crazy cheap taxes and pay a lot for it in 2016 most likely that low taxes wont last long as they will use your purchase price in the next reassessment.

Funny part in Nassau if you could find a highly taxed fixer upper in 2016 you most likely would get a low purchase price and in 2018 you would get a good tax cut.

The high priced low taxes mint condition house bought in 2016 for top dollar may get a huge jump in 2018.

Nassau sucks as you buy a house and taxes can go all over the place.

Oceanside does not have low taxes(former long time resident). Maybe "lower" by a hundred bucks or so, but they are not "low". Average taxes in "The Dirty O" are between 10 and 14k.
In reality, there is no such thing on LI. It's like unicorns and the Loch Ness Monster.
