And he's wrong also, North Bellmore is actually more expensive than a lot of it's even whiter nearby areas:
North Bellmore median home price: $428k/90% white
North Massapequa median home price: $424k/96% white
North Wantagh median home price: $393k/94% white
Plainedge median home price: $403k/92% white
Even some diverse areas of LI are more expensive than all of these areas:
South Valley Stream median home price: $434k/52% white
Westbury median home price: $431k/55% white
Dix Hills median home price: $700k/80% white
Don't get me wrong, often neighborhoods do become less desirable as a result of diversity but it's definitely not always the case.
As far as the neighborhoods go, there isn't much of a difference if any between east and south (for the exception of one little neighborhood east of Rt.110 that is more like N.Amityville). The northern half of East Farmingdale is zoned for Half Hollow Hills schools which is considered better than Farmingdale's.
East Farmingdale is in Suffolk County so the taxes will probably be much lower; it has tons of corporations/ industries, tons of shopping (including both a Target and a Walmart), an Airport, golf courses, cemeteries, SUNY Farmingdale, Adventureland amusement park, two movie theatres and everything else that you can possibly think of lol

Merrick, Bellmore, and especially Wantagh are among the least diverse towns in all of Nassau. The other three are still predominantly white, with Farmingdale being the most diverse overall. (SD is about two-thirds white).
