Was wondering why such a bad rap for Baldwin.
[mod]..[mod] I know no one here can predict the future but what do you think it holds for Baldwin real estate? All info is appreciated...sorry if I rambled a bit. Last edited by Keeper; 04-16-2008 at 05:48 PM. |

For those who may not be familiar with Baldwin:
Originally called Hick's His Neck, Hick's Neck, Bethel, Milburn Corners, Milburn, Baldwin Corners, Baldwinsville, Baldwins, and, for second time: Milburn, followed by Baldwins, and then today's Baldwin, Baldwin is a hamlet (an unincorporated community) in the southern section of the Town of Hempstead, in the south-central part of Nassau County. Beginning on the north and moving in a clockwise direction, the Hamlet of Baldwin in the Town of Hempstead is bordered on the north by the Village of Hempstead and the Hamlet of Uniondale; on the east by the Hamlet of Roosevelt and the Village of Freeport; on the south by the Hamlet of Baldwin Harbor; and, on the west by the Hamlet of Oceanside, the Village of Rockville Centre and the Hamlet of South Hempstead. Please note: Concomitant with the 1990 Federal census, the area south of Atlantic Avenue was separated from the Hamlet of Baldwin and was formed into the Hamlet of Baldwin Harbor. The Hamlet of Baldwin has a different border than does the "Baldwin, NY 11510" postal zone (i.e., a place can have a "Baldwin, NY 11510" address and not be in the Hamlet of Baldwin and a place can be in the Hamlet of Baldwin and have other than a "Baldwin, NY 11510" mailing address): places that have a "Baldwin, NY 11510" mailing address that are not in the Hamlet of Baldwin are in the Hamlet of Oceanside, the Hamlet of Baldwin Harbor and the Hamlet of Roosevelt; and, at the same time, there are places in the Hamlet of Baldwin that have an "Oceanside, NY 11572", "Rockville Centre, NY 11570" and "Roosevelt, NY 11575" mailing address. ![]() For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County): Excellent Long Island Geographic Resource |

I don't think Baldwin is so bad. I spend time there often.
My problem with LI at this stage of the game, for myself to live and in term sof investing and/or reselling in the future, is that folks just aren't buying one-families like they used to nor opting for the longer rides (with the price of gas and public transportation LIRR and all) NOR are folks crazy about paying the high taxes on the south shore of Long Island. To be truthful, I don't deem any of those areas a worthy investments. I would only mess with LI at this time if I could afford some outstanding diggs on the North Shore. |

500-600K should buy you something better than Baldwin. Look around a little more.

Baldwin is not bad at all and the school system there is very underrated. It's bad reputation is totally unfair, although it does border some areas that aren't great (Hempstead, Roosevelt, Freeport) -- though aside from Roosevelt, even the parts that touch Baldwin are fairly nice. It did make the "Top 25 Greatest Places to Live" list last year, which I think is also ridiculous, but after that there seems to have been a lot of investment on the commercial side and a lot of homes fixed up and expanded. I think things are only looking up for the future.
If you like the house, I say go for it. Any worries are greatly exaggerated, although as others have mentioned for that price range you should be able to find something in a lot of the other places you listed. Last edited by Keeper; 04-16-2008 at 05:49 PM. Reason: removed edited post |

I would say with that budget 400-500, look at Lynbrook or Floral Park, if you can afford the taxes. I still would pass on Baldwin if you are worried about the future of the town.

KFC: A few months ago I stopped in Baldwin to but a bottle of wine -- I was on my way to a party in Rockville Centre. It was still daylight out, but I was scared. There were gangbanger types around, giving lots of cold hard stares. My car is nice and I was afraid to leave it outside for the 5 minutes I was inside the liquor store. When I returned, the gangbanger types were milling about the car. I can tell you I never hit the locking mechanism so fast in my life, once I was inside the car! When I arrived at the party in RVC and chatted about my experience, my hosts and the other guests let it be known that I had been foolish to stop in Baldwin. Although they live only minutes away, they never set foot in that town. They said it is a dreadful place. For what it's worth, sometimes these "vignettes" or mini-events, as you might call them, tell volumes about a place. Even though your budget is lower than you originally posted, it's still a lot of money, presumably hard-earned and precious to you. it doesn't seem wise to invest in an area like that. Even with the lower budget, I think you can do better. Consider reducing the size of the house you want.

I have lived in Baldwin for more than 30 years. My sons are graduates of Baldwin Schools, including Baldwin High School. Sure, Baldwin can use a face lift in some areas. Kate Murray and Anthony Santino are on this and I believe that Baldwin will rise above it's temporary plight. Buy into this Town; it is a good investment. We are just showing our age and need a little sprucing up. There are many of us who have grown with Baldwin and we will continue to thrive. Don't let rumors drive you away. Baldwin is a great place to live now and will be even greater in the future.
