Would like to upgrade in school district, but philosophically opposed to spending over 400k for a ranch house on a block filled with illegal apartments in massapequa..

East Islip is pretty good. For now.
Like most western Suffolk, it is getting a little congested, but still an alright community.
I would live there which is a pretty good endorsement coming from an anti-LI Ahole like me.
Schools are ok....not stellar. South of Montauk...Country Village still doing well but past two years there's been a significant increase in Section 8 cancer roaming Main Street during the day. This cancer usually spreads quite rapidly once it settles in.
Does the state even give out Section 8 vouchers anymore, or do people just like to assume that every minority they see in their town is on Section 8?
Of course not. There are quite a few minorities who live in The Moorings and Percy Williams Cove and are surgeons at nearby hospitals. But it's safe to assume that the ones lounging idly along the sidewalks across from St Marys Church, leaning on poles waiting for the bus or pushing strollers while dragging two or three other pre K kiddies are in fact Section 8 cancers.
Not yet. Right now only the brood sow and baby daddy Section 8'ers are spreading. They're too busy creating move taxpayers dependents and haven't time nor energy to work.

Just drove down Carleton Ave from Hauppauge to the Irish Coffee pub. I haven't driven that way in a while, as I usually take Sunrise to Carleton. The stretch between the SSP and Sunrise reminded me of the portion of Carleton that traverses Central Islip between Suffolk Ave and Smith St. It was run down and there were a number of people hanging idle in front of stores or towing around a bunch of children. Immigrants and the poor are now in an area where they hadn't previously been.
I had rented in Islip Terrace up from 1989-1991. This stretch of Carleton wasn't pristine then, but it didn't have people loitering about with nothing to do.
South of Montauk has always been nice, especially in the two high end communities you've listed.
Islip Terrace IMHO served as a buffer for East Islip. It would appear that the buffer is eroding. As long as there are cheap houses to be had (like the Irish Lane 11730 listing for $130K. Jackson St 11730 $219K) a big concern has to be absentee landlords scooping them up and renting to whomever will pay.
Dead on Bee. Selfishly I just want south of Montauk to hold on for a couple years when we sell and go south full time. It's sad but in the past 2-3 years neighborhoods off Carleton Av north of Sunrise have taken a significant downturn from which there is no recovery.
