Default East Meadow Taxes

I used to live in East Meadow and recently moved to the city. Now that I'm married I am looking to buy on the island and would love to return to East Meadow. Why are the taxes soooo high in East Meadow? Why are they so much higher than a neighboring town like Hicksville?

Any suggestions for the best place to look when you are just starting out make about 100k combined and have a husband who needs to commute to NYC for work?

I could be wrong, but I'd imagine that Hicksville's taxes are lower because of the mall and other retail and the revenue it brings in. I also believe that EM is one of the biggest SD's on the island, so I'd conclude that it's more expensive to run.

For those who may not be familiar with East Meadow:

East Meadow is a hamlet (an unincorporated area) in the northeast section of the Town of Hempstead, in the central part of Nassau County, along the Hempstead/North Hempstead town line.

Beginning on the north and moving in a clockwise direction, the Hamlet of East Meadow in the Town of Hempstead is bordered on the north by the Village of Westbury in the Town of North Hempstead (the Hempstead/North Hempstead town line); on the east by the Hamlet of Salisbury and the Hamlet of Levittown; on the south by the Hamlet of North Bellmore and the Hamlet of North Merrick; and, on the west by the Hamlet of Uniondale and the Hamlet of East Garden City.

The Hamlet of East Meadow has a different border than does the "East Meadow, NY 11554" ZIP Code postal zone (a place can be in the Hamlet of East Meadow and have other than an "East Meadow, NY 11554" mailing address): places in the Hamlet of East Meadow have a "Westbury, NY 11590" mailing address.

The Town taxes in Hicksville are actually higher than the town taxes in East Meadow as the Town of Oyster Bay Taxes are higher than the town of Hempstead taxes. However, as a whole East Meadow's taxes are quite a bit higher. This is due to Hicksville having a large retail and commercial base to spread the school tax base out where as East Meadow does not. Pre-Star rebate the difference on school taxes on a $500,000 home in East Meadow and Hicksville is approx $2,000.
