The ballpark can be large. A friend is looking at a small cottage. as is. visible mold. no idea what "type" of mold. Assuming the worst (it is the worst kind of mold) and that the whole house has to be cleaned (one story cottage, no basement) square footage about 550-600.
10K to drywall an entire house, even if it is a small house, is a low estimate. Unless they plan on doing it themselves.

simply put, the price is very good so long as the mold isn't going to cost a ton. it very well could just be mold that wipes away with bleach, but as the home is as is, it is take it or leave it. owner will not allow testing, home inspection prior to contract.

Wow, no home inspection? That means he's selling it expecting the buyer to be an investor that does a tear down. I hope your friend seriously knows what else to look out for, not just being handy.
As soon as you mention "mold" it is synonymous with "$$$".
Especially if you hire a"remediation" company. They will ass rape you without any remorse or conscience. It has become a billion dollar industry and they want to keep it that way so they will continue the fear mongering. Like if you even look in the direction of the mold your lungs will fall out.

Yes, the price is essentially the price of the land. the problem is no one is biting, b/c investors want to put up bigger houses on land and all the neighboring homes are very small, so a big home would be out of character and not worth as much as a bigger house in a different community. it has been for sale for a while with no bites.
There is no inspection, but this person also has family members that are plumbers and electricians who have come with him and his broker when they looked at the house and said there are no major issues there.
There is a lot of cosmetic work that needs to be done.
But, the mold issue is the "yes" or "no" on the deal.
I'd be ripping out the drywall anyway to upgrade electric, plumbing and insulation.
