Hi,

My husband and I were searching for houses in Westchester but so far its been difficult finding things in our price range (300s). Someone recently suggested that we consider Nassau county. They mentioned Westbury and Rockville Center as possible areas to explore. Does anyone know any up and coming neighborhoods in Nassau (either in those towns or anywhere else) that we might want to check out?

For those who may not be familiar with Westbury:

Westbury is a village (incorporated in 1932) in the southeast part of the Town of North Hempstead, in the central part of Nassau County, along the North Hempstead/Oyster Bay and the North Hempstead/Hempstead town line.

Beginning on the north and moving in a clockwise direction, the Village of Westbury in the Town of North Hempstead is bordered on the north by the Village of Old Westbury; on the east by the Hamlet of Jericho in the Town Oyster Bay (the North Hempstead/Oyster Bay Town line) and the Hamlet of New Cassel; on the south by the Hamlet of East Meadow and the Hamlet of East Garden City in the Town of Hempstead (the North Hempstead/Hempstead Town line); and on the west by the Hamlet of Carle Place and the Village of Mineola.

Westbury is one of those many villages and hamlets on Long Island where most of the places that have the community name as part of their mailing address are not in the village:

Quickly eyeballing the map overlay of the "11590" ZIP Code postal zone versus village and hamlet borders, all or parts of the following 8 communities seem to be within the borders of the Westbury postal zone and hence all or some of the places in these communities have a "Westbury, NY 11590" mailing address:

......Hamlet of Jericho, Town of Oyster Bay
......Hamlet of Hicksville, Town of Oyster Bay
......Hamlet of Carle Place, Town of North Hempstead
......Village of Westbury, Town of North Hempstead
......Hamlet of New Cassel, Town of North Hempstead

......Hamlet of East Garden City, Town of Hempstead

For those who may not be familiar with Rockville Centre:

Originally called Near Rockaway, Rockville Centre is a village (incorporated in 1893) in the center of the Town of Hempstead, in the southwest part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Village of Rockville Centre in the Town of Hempstead is bordered on the north by the Hamlet of Lakeview and the Hamlet of South Hempstead; on the east by the Hamlet of South Hempstead and the Hamlet of Baldwin; on the south by the Hamlet of Oceanside; and, on the west by the Village of East Rockaway, the Village of Lynbrook and the Hamlet of Lakeview.

The Village of Rockville Centre has a different border than does the "Rockville Centre, NY 11570" ZIP Code postal zone (i.e., a place can have a "Rockville Centre, NY 11570" mailing address and not be in the Village of Rockville Centre): places that have a "Rockville Centre, NY 11570" mailing address that are not in the Village of Rockville Centre are in the Village of Lynbrook and in the Hamlet of Lakeview.

Westbury is nice (west of Post Avenue) but New Cassel, on the other side of town is really not the greatest thing out there. If you've got kids the schools are some of Nassau's worst performing, but if not it's a bargain for a nice area with a downtown and pretty good public transportation.

It'd be nearly impossible to find anything under $400k in Rockville Centre, but Nassau is big and broken down into many little villages and hamlets. Look around MLSLI.com, there are plenty of homes in your price range. Do you need good schools? Big house? Close to entertainment? Easy commute to the city? Take a look around and see what catches your eye!

Rocville Centre sounds a bit out of reach of your price range, the median price there was $620,000 in 07. You might find a home here or there under $400k (but if you do it will likely need some TLC) but other than some co-cops, it will be hard to find even starter homes less than mid 400's. One possibility is nearby Oceanside, median price there in 07 was $470,000 and they do have some homes in the 300's. You will find some 300's in Levittown, but the school taxes in Levittown are very high (the highest on Long Island) due to the lack of higher end homes, and lack of retail and commercial properties to absorb some of the tax costs. Hicksville you may find some homes in the price range with fairly low taxes (well by LI standards anyway)

It certainly is. And, each of these communities (cities, villages and hamlets) are further broken down into many, many, many neighborhoods.

There are 2 cities (Glen Cove and Long Beach) and 3 towns (North Hempstead, Hempstead and Oyster Bay) in Nassau County, and the 3 towns are further sub-divided into 64 villages (municipal corporations) and 70 hamlets (unincorporated areas), yielding 136 communities (2 + 64 + 70 = 136).

I'm guessing that each of these 136 communities includes anywheres from 5 to 10 neighborhoods each, for a total of some 700 to 1,400 neighborhoods in Nassau County!

Agreed. Rocville Centre will be out of your price range. Westbury can be mis-leading in that the median price in 2007 was $488K, but that includes co-op/condo's of which Westbury has an above-average number. The only homes that you will find in the $300s will be in New Cassel (unless you want a 1-2 bedroom condo). Expect to pay at least mid-$400s for something you can live in w/o gutting.

Your west of Post Ave. comment is mis-leading because it presents that "east" of Post Ave. as New Cassel which it is not. The prettiest parts of Westbury Village are the sections, just south, and north of the Northern State Pkwy.

IMO, you really need to be in the mid to high 300's to get something decent with good schools. RVC will be too expensive for you. You want to look in Bellmore, alot of homes for sale and the prices are dropping. Good luck!
