We are looking to buy a house in New Hyde park but it has no basement. Asking price is around $450K. We liked the layout but are confused whether the house will appreciate if it has no basement. If we buy the house, can we add a basic basement and if so what will be the cost? Also it is around 1.5 blocks away from LIRR train station. Please advise.

It would be insane to dig a basement for a house like that. That's a major project. It would be cheaper to build an addition.

Thank you, do you think it is common in NHP area to not have basement. We don't want to buy something and get stuck later down the road as no one wants to buy it due to no basement.

uncommon. Only common in Levittown and on south shore ones near the water. Right?

What style house is it? Some don't have basements.
If you're looking at the house on 13th Street, that's a Hi-Ranch - this style house never has a basement, no matter the location.

No it is not common. Yes, IMHO it will be a harder sell - future buyers will have the same misgivings as you - people on Long Island like their basements, as most grew up with them. Digging one out after the fact is not going to be worth it - if you want a house with a basement, find one that already has it.

Thank you, house is more like cape/colonial. Real estate agent has been trying to tell us that it is common to not have basement in house in NHP as some houses have been built without a basement.

Thank you, yes that's what we are thinking that it will be harder to sell, we liked the layout but are figuring out our pros and cons before we decide to buy something with no basement.
What should a realistic price be for a house with no basement and 3 bedroom/2 bath in NHP? Also why does the price range vary so much in NHP School district 5.
No basement = No deal for me. I use my basement all the time and I would have definitely regretted not having one. You can use it for storage, a play area for your kids, laundry area, man cave, storage, etc.... SO many reasons that it is a necessity. When I was house hunting we saw a few really nice houses without basements but they jest felt like they were missing something. I know a few people that don't have basements and they all wish they did.
