So if you get an appraisal on your house for a refinancing - that is much higher than the appraised value which Nassau county is assessing the house on - will Nassau raise their values to equal the appraised value for tax assessment ?

So they'll knowingly leave the house underassessed by a couple hundred thousand dollars? Isn't that cheating the other homeowners who are paying taxes based on fair market value?

BTW...what happened to the complete overhaul of the assessment system that was touted as a number one priority on the campaign trail? Seems the ONLY thing done was to freeze the assessment. Lame. 2nd term and nothing was done.

My appraisal caused assessment to go up because of living space not previously disclosed...

Not necessarily. If the house appraised higher due to an addition such as a new bathroom or other living space that wasn't calculated in the prior assessment, then yes, the appraisal could be the cause. It happened to me.

Sure. But that's because you made taxable improvements not because of the appraisal itself. If you just go refi your house and get an appraisal as part of that process, then the county wouldn't even see the appraisal at all.

I disagree. My home had a bathroom and florida room added without any record having gone to the town or the county some 15 years ago. It's no coincidence the county only started taxing these areas the year after I bought. My appraisal report noted these areas and that info somehow got to the county. It's the only explanation that makes sense.
