Tax grievence in the "Tides" in Rocky Point
Has anyone living in the Tides area of Rocky Point successfully grieved their taxes? If so, what were they after grievence?

For anyone that may not be familiar with "The Tides at Rocky Point"
"The Tides" is a neighborhood in Rocky Point 11778, (some may say hamlet of Sound Beach, but no one considers it Sound Beach because it has a Rocky Point Mailing address, as well as a Rocky Point zipcode 11778) established in 1962, and consisting of homes built from 1962 to the mid 1990's. There are 3 distinct sections of The Tides; one section consists of mainly 3 home models; a four bedroom colonial, a three bedroom ranch and a four bedroom ranch. The other half of The Tides consists of custom homes built on 1/3 to 1/2 acre+ lots, that were built mostly in the 60's and 70's.
There is also the neighborhood "Tides North" which includes Soundway Drive and ends in Cliff Court overlooking the Sound. Tides North is made up of the original 3 tides models with custom homes on Cliff Court. Some homes were spot -built right up through the 90's and there remains 1 or 2 undeveloped lots. There is a mandatory beach association fee for all homeowners that covers beach rights. The borders of The Tides are Rocky Point Landing/Lower Rocky Point Road to the North, Route 25A to the South, Hallock Landing Road to the East, and Patchogue Drive to the West, (though homes on Patchogue Drive are in Pickwick Beach club). "Tides North" goes north from RP Landing to the Long Island sound.

Are you trying to say that "The Tides" is in that part of Sound Beach that has a "Rocky Point, NY 11778" mailing address? ( Rocky Point mailing address = "Rocky Point, NY 11778" ZIP Code postal zone = Rocky Point mailing address.)

Beginning on the north and moving in a clockwise direction, the Hamlet of Sound Beach in the Town of Brookhaven is bordered on the north by the Long Island Sound; on the east by the Hamlet of Rocky Point; on the south by the Hamlet of Rocky Point and the Hamlet of Miller Place; and, on the west by the Hamlet of Miller Place.
The Hamlet of Sound Beach has a different border than does the "Sound Beach, NY 11789" postal zone (i.e., a place can have other than a "Sound Beach, NY 11789" mailing address and be in the Hamlet of Sound Beach): there are places in the Hamlet of Sound Beach that have a "Rocky Point, NY 11778" mailing address.
For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County):

I would suggest that you check with a tax grievance service. This one is the biggest on Long Island: Mark Lewis Tax Grievance

Yes, but I didn't want to confuse the OP in her home search in saying that The Tides was in Sound Beach. It will never say Sound Beach in any Real Estate ad. Plus, the area of "Tides North", is in the hamlet of Rocky Point. For reference to buyers; Including Westchester Drive, it's side streets, and points East of Westchester Drive are generally considered Rocky Point and have a Rocky Point, NY 11778 mailing address.

i was just curious if the houses listed on mlsli with taxes of between $9,000 and $10,000 were already grieved or if they can still be grieved. i know that is something i can find out when we actually start looking at houses though

Taxes in the 9,000's are about average for The Tides. Unless the home that you buy is substantially smaller then the others, I doubt that a tax grievance would be successful.

there are two houses i have my eye on now, both say taxes are around $8,300. one says they are $7300 with star which is pretty good i think for that area. the other one i REALLY like and the taxes are around $8,300 also but it doesn't list a w/star amount

Remember to apply for the STAR program when you buy your new home. My realtor told me that it carries through. It does not. I learned this the hard way. You can check the tax rolls and see the previous assessments on the homes. Best Wishes.
