The prices of houses being slashed because they are not selling is correct.

Don't forget, direct and non-stop are two different things. Direct can stop, you just don't get off the plane.
Anyway, I had to respond to this because one of the main reasons for me sticking around is for the sports. However, I just got back from Vegas and I haven't got to see that much hockey in a long time. In fact, you get to see everything and anything.
We go every year and we're always looking at houses in Henderson. This time I'm thinking what a much better quality of life it is. I live out east but was thinking of getting a house closer to the city. Now I'm thinking of getting out of here altogether. The beaches? I haven't been in the brown water here since my parents moved to Florida twenty years ago.
I would miss the city, but I've seen and done just about everything I wanted to, plus there's nothing better than vacationing in New York. As far as the sports, besides having everything to see in Vegas, I can catch the Mets in San Diego, LA, etc. I go to one or two Giant games a year. I can either fly in or catch them on the road. Hockey, I can just go to a sports book and watch everything.
Plus, the food is good and it's cheaper to eat out! I know someone that just moved into a 4000 sq ft home, his taxes are $2700/year. He retired and didn't feel like paying the $14,000 in Stony Brook.
Also, the rush hour traffic (or lack of it) was a joke. I'm trying to come up with reasons to stay here but there aren't that many.

Wow this post took off from the other day that I looked at it. Like 4 pages to read....lots of good reading. Just wanted to comment on that bubble site thing that was posted....
A while back that site was being floated all over. Not sure if the poster was trolling around and instigating or just promoting the site but one day it just stopped. His last post was 8/29/07 and the last activity according to citydata was 11/29/07. The site appears to get updates but I wonder if its just news links and stuff. Looks like a lot of cloak and dagger stuff with a healthy dose of manipulation. Sure there are probably accurate statements here and there but while there are some good reads and suggestions and what if scenarios here and there, I always take stuff like this with a grain of salt. But to each his own.

Jones 77..........From my understanding, Vagas grew too quick and they are now struggling to build infrastructure and school. Those low taxes are going to head north.
Its is very nice there, too hot & dry for me......

This is Henderson right outside Vegas I was referring to. I've been watching it for years and the taxes don't look like they're going anywhere. I have relatives living there for many years (Vegas and then Henderson). Henderson has master planned communities that seem to have a lot of thought put into them.
On the other hand, a friend of mine moved to North Carolina, his son goes to school in a trailer next to the school because the school is too crowded and the traffic is terrible because the roads haven't been built fast enough.
That is an example of not having the infrastructure.

Henderson, NV is a city of approximately 175k in 2000 with an estimated population of 240K in 2006. That's some seriously rapid growth!
Don't make reasons to stay. You've found a nice, warm place in the sun; if it makes you happy, by all means Go For It!

As a native Chicagoan, who misses the city tremendously and longs to return to a place near a vibrant urban center, I also understand all of the points raised by KB above. Money aside, I find the idea of moving to LI an exciting one indeed, but...
I cannot even begin to explain how frustrating the financial aspect of it all is. We'd be making the move for an academic career in a field where openings are few and far between, and competition is tremendous. Top notch institutions are where they are and, as such, we have very little "say" in where the career search will take us. The opportunity on LI represents one of the absolute best, professionally, yet that's coming with a substantial cost. A "starter" home for our family--older, smaller, and less well maintained (in terms of major systems requiring updates)--will cost approximately 4x that of our home in NC, nevermind the tax situation. While I understand the market forces that are currently driving this cost differential, it does not help to alleviate the nausea I feel when considering this fact.
I really appreciate how thoughtful and level-headed this "debate" has been, though. It has been an interesting discussion, to be sure. I have actually found comments from BOTH sides of the fence to be very comforting--you have both validated my frustrations and intensified my excitement

Cannot agree with your last line more!!! When I moved to LI from Utah a few months ago...these boards were very helpful. I was given no incorrect or purposely bad information. Everyone was right...taxes/utilities are very high...people drive terribly. But the good things are also true and that list far outweighs the bad. We found a house that is very structurally sound...2400 sq ft and under 300K in a perfectly fine neighborhood not being overrun with sex offenders. It absolutely can be done.
It is frustrating...I cringe every time the oil burner kicks on. And yet...so far...I could not be happier living here. I think everyones quality of life definitions are different...and if living close to NYC/Good schools/great dining options are among them....so be it! When I lived in Utah...I had a 2500 sq ft house on 1/2 acre and my tax bill was $90 a month. However...I would trade that for my $600 a month tax bill any day because we are so much happier here.
Great post...thanks!

Well, you'll love our spring, summer and fall, then. Spring lasts for two fabulous warm and colorful months . Summer is gorgeous (please go to the beaches) and fall is really a pretty season with wonderful crisp weather .
