Here's another new construction in a good area. Taxes again..high though. Town of Smithtown is notorious for very high taxes, but also known for phenomenal schools and quality of life, tidy neighborhoods, excellent police, very safe and very very desirable.

Also want to add, Smithtown is very pet/animal friendly. Many people own horses, you have horse rights in Smithtown. Also, there are numerous dog parks that you can bring your dog to if that sort of thing interests you.

This person does not seem like the Stony Brook type. Old Stony Brook is not planned and needs people who cherish older homes. There are very few sidewalks, there are gaslines into a certain amount of the area -- not all of it. New Stony Brook is typical 60's development homes.
Go toward Miller Place and Mount Sinai -- they have some newer communities of big houses.

I agree. But it seems from what she says this may be a bit too far of a commute. Since they are new here, I would say a stressful long commute is probably not in their best interest...
So I really think they should focus on the Smithtown and KP school district homes. It really has so much to offer that I think they will love.

Here is the other thing with LI homes. Many homes that are desirable will sell rather quickly (yes the market has slowed but desirable homes are still sought after). A lot of what you see on the MLSLI.com – Long Island Real Estate – Find A Home in Nassau, Suffolk & Queens site will be homes that are sitting b/c they are either
A) overpriced B) not in a desirable location.
I suspect these were some of the homes you visited that discouraged you. I assure you, we can guide you in the right direction and we aren't realtors looking to make $ off of you. I don't blame you for freaking out. I can only imagine what you saw and where you went...without the proper guidance.

G2BH, your suspecions could be correct. There were a couple homes that in retrospect I might have, could have considered, but for the asking price, we felt we could do better.

Glad2BHere has given you some wonderful Smithtown links; the beach links reminded me of a new diversion you will have here -- the sound is in close proximity to Smithtown and there's some excellent fishing to be had off Callahan's beach.

The hosue next door to me is for sale. Its 6 years old, 2500 sq ft, 4 beds, 2 1/2 baths, full basement not finished, two car attatched garage, 2/3 acre, 3 mins to the LIE ; backyard is fenced but beyond the fence there is woods, deer, fox, owls. Exit 65 on the LIE so probably 45 mins straight commute
Price is $449,000, taxes are about $12,000. It is Longwood schools which if you are involved is fine.Another option is to do what we did ; our children go to parochial school.
