Dormers
Lots of people seem to add dormers to their homes. I live in East Northport, and I'm curious what this would cost. I'm thinking about adding a shed-style dormer for a bathroom on the second floor. I will install the bathroom, i just need the shell. It size would be around 6x6. Any idea what that would cost?
Any suggestions on a contractor?

If you live in a cape and are going to dormer out for the bath, you might as well dormer out the entire back of the house. If you are able to install a bath, you are probably pretty handy and could handle doing the sheet rock for the bedrooms. My guess is about $5000 for the bathroom dormer or about $15000 for the whole thing. Keep in mind that you will also have some siding and roofing to do.

Yes, it is a cape. But, sadly, I wouldn't dorm out the whole back for two reasons. My taxes would sky-rocket. Also, I wouldn't want to deal with the duct work for the furnace. I'd be ripping out first-floor ceilings to extend the ducts over to the end of the house.
Also $15000 is just too much. I'm rolling in a complete roof job too.

I know a good framer....did my house's addition and dettached garage. He will do the framing roof and ext. siding& you can do the rest. Where is the project?
You will also need plans from an architect if you are getting a permit

taxes wouldn't rise because your sq. footage really remains the same. the only thing that you would need to do is get a septic test done whenever you ad a bathroom plus the permit cost.
they raise taxes on curb appeal more than what your talking about.
I purposefully neglect the front of my house due to this phenomenon and my taxes are 5,200.

Well, the addition of the bathroom would only change the bathroom from a 1.5 bath house to a 2 bath house. I'd be moving the bathroom over to the new space.
How do they assess curb appeal? I've been told that you taxes are based on some formula given your house on the year it was built. I've never understood the property taxing process.

1.5 bth to 2 , means no septic tests. just lead & permit.
They assess what they think your house is worth every 4 years by driving by and looking at it. They can only bump it up a certain % each time. They also have digital records of the houses now, like photos and satellite images to compare to. If they see improvements, they'll bump it up.
This is of coarse in addition to yearly school tax hikes of 4-8%

The 2nd floor is currently living space?
Taxes are base on sq footage not curb appeal. If the town already knows the 2nd floor is living space, a full doomer would not raise taxes.
Curb appeal does affect the adjuster but he is "suppose" ignore most of it. But if its really nice, he might tick up the taxes.
