It would seem that Mastic or Mastic Beach is more like Huntington but without the Village.
Of course I have only spent a couple of days there on a couple of occaisions, nothing even remotely bad looking that I saw.
Of course the main difference between Huntington and Mastic would be that the housing is less than half in Mastic.

Shirley/Longwood Schools would be your best bet for resale value.
Also if schools are a non issue....I'd pick Riverhead.
Therye didnt get assraped with Section 8 and Level 3 like Mastic did.
Thats what happens when you have a slumlord ruling class manipulating the politcal landscape.
Have you looked @ Ridge/Wading River/Sound Beach?
If you can swing it, Id stay North Shore, they have much more political clout and subsequently less poverty dumping.

If you ask me the problem is not so much the slum lords and poverty dumping as it is regular people being afraid to buy in an area that has a ton of potential because of a few bad stories and a rocky history. The town has been doing alot to remove all of the slum lords from mastic and mastic beach from what I understand, and now there are more home owners than ever before. all they really need is a "non absentee landlord law" like Huntington has and that would do wonders right off the bat. As a matter of fact the house my wife and I are looking at right now used to be a slum lord's illegal rental, The rest of the neighborhood is beautiful with well kept yards and big nice houses. Everyone was outside mowing the lawns and washing the cars, playing with they're kids when I went there this Sunday to do my engineers inspection. I have been doing a ton of research, perhaps it still has a few flaws, like the "town" on neighborhood road but what town doesn't have flaws? Northport had satanic worship in "the pit" which is million dollar homes near the water....huntington has Huntington station where I feel less safe than I do in mastic and I have lived in Huntington for a long time, kings park had a mental institution with loonies walking the streets at any given time. People are flawed...its the same crap no matter where you go. The part of mastic beach I'm looking in looked like it could have been part of huntington bay, 6 blocks over its alittle dumpier. Huntington village has 4-7 hundred thousand dollar homes and 6 blocks south is crack land. I am impressed by what I saw in mastic beach and look forward to living there. I do truly believe that it is an area making a comeback.

Good luck with your purchase, its clear youve made up your mind and I dont wish to insult you.
All I can say is that your ROI will be much stronger if you buy on the North Shore in Brookhaven.
I think Mastic is a long way off from gentrification as long as it fails to present a unified voice.
Theres something like 6 different Civic Associations for the area and theyre all at each others throat.

Thanks for the heads up anyway man, Although I have made up my mind...input is always appreciated and it is good to hear all the different views of the area. You may be right about the "people's voice" However I haven't moved there yet and I am rather loud an opinionated so we will see

Lived here for over 20 years now
My husband and I raised our three kids here and I'm going to tell it like it is. We live in a nice area of Mastic Beach but we do see there are some problems here. One problem , although this has improved in recent years, is the general character of many of the typical residents here. I don't understand what type of a person keeps his yard as neat as a pin but won't bother to pick up litter that has been dropped on the empty lot across the street, or who refuses to clean up the town property outside their front gate. Ditto for the people who leave their trash cans in their front yard all week long in between pick-ups, or better yet those who build little soon-to- be- dilapidated trash can holders out of cheap lattice (one on our block out of solid cement.) To me, this type of thing just shows a complete lack of class. I'm not sure how one changes that sort of thing.
The other major issue is the welfare dumping. This practice brings into our neighborhoods people who have nothing vested in the community. Generally they think people owe them a living so I don't see why we should expect them to maintain their homes. And obviously they don't mind their kids either because they are out robbing from the rest of us.
Regarding the situation on neighborhood road; either a business is viable or it is not. I suggest they re-zone (okay I know I am dreaming here), Neighborhood Road back to residential. Get rid of the businesses. Some people have the attitude that if you stick some major chain stores that will enrich the area. But these stores have to be able to make money. If they could do that on Neighborhood Rd they would be there. Instead we've got more garbage.
I say knock down the buildings down there and build some homes.

Stay away from this area. Just because it is white, doesn't mean it is a nice place to live. I used to work in Shirley so I know the area well. Keep away.

Check out my new gift shop on Neighborhood Road, you'll be pleasantly surprised. It's called Beacon Cottage and it's been open since May. I live in Shirley and wanted to start a business in my own neighborhood. Everyone said I was crazy but I have met so many great people from the area who really appreciate a nice shop in town. There are many other wonderful shop owners from Neighborhood Road and people from the Tri Hamlet area that I have met and they are all trying to improve our little town. Stop in to Onofrios Italian Restaurant, Barbara's Kitchen, Beach Combers Hair Salon and Mommylou Cheesecake to name a few. Say hello and support your local businesses. My advice is to get to know your neighbors, and get involved with the many civic associations. This area has so much natural beauty, history and potential. We deserve to be proud of where we live!!
