I happen to be a fan of Sayville, however, I must disagree with your post. Most of the NorthShore communities, Northport for example does have a genuine sense of community and plenty of family activities.

I agree with KBinspections, Smithtown and St. James are great. I'm unfamiliar with the others but Smithtown is my fav. Great schools too.

I've been debating whether or not to say anything about this, but have decided to take the chance of being jumped all over by some negative people here, but in doing so hope to put out what could be useful information to people who don't know about this event back in 1987.

On the northeast corner of Belle Meade Road in Setauket was a company called Northville. The remnants of the company is still there - huge tanks, abandoned buildings, etc.

This company had an underground spill of chemicals that according to Steve Englebright's office, spread for a couple of miles northwest mostly entering the Storybook section of Setauket, part of what is now the Three Village Club, part of Nassakeag Ridge neighborhood, the Nassakeag school still has a class action pending on the spill (according to a lawyer friend), part of Upper Sheep Pasture, and lower Sheep Pasture.

The chemicals from the hundreds of gallons that spilled underground do not evaporate. Even though this was 21 years ago, I personally would never take the chance on living in that area. Is the spill still carcinogenic after 21 years?, good question. You'd have to ask an expert in the field.

Friends of mine who lived in the Storybook section sold their house immediately after the spill and moved out of there taking a $40K hit at the time.

When the Three Village Club was being built about 10 years ago, my husband and I went over to take a look at the models and loved what we saw overall. The prices were right - they were selling for about $325K (btw, they tripled in price within 3 years - talk about greed), had a nice size of property, etc. What stopped us (me particularly) was when we realized that Belle Meade Road was a little too close for comfort to the area, and after going to Englebright's office, where they said they didn't know how far the spill extended into the neighborhood, we decided not to take the chance on moving there.

So, for all of you ready to move there today, please look into the spill and just know that it did happen. At least you'll know the history which I'm pretty sure no realtor would ever mention to you.

I just moved from Nassau to Suffolk, and I agree with most of the reply posts. The North Shore is the place to be, from Huntington to Stony Brook. Personally, I moved to Smithtown, but the best sense of community seems to be in St. James, and the schools are not too shabby either.

If you want assistance in selling or buying, I can either represent as attorney or real estate broker. My offices are in Massapequa, right on the border between the 2 counties.
