Noticing on Trulia there are some quite nice listings in this area that would be at least 50K higher in Hicksville, Massapequa, or Bethpage. Just wondering why, as Plainview isn't regarded as a "bad" area at all (like East Meadow, Lindenhurst, Amityville, Hunt. Station, Hempstead, V. Stream, etc. From what I know it is comparable to towns with slightly higher price points (aforementioned).
Less expensive than Hicksville? Really? Plainview is a fine place to live but it's literally "plain". Maybe that's the reason? How expensive would you like a split level house not on a shore, not in a cute village and not super close to the train to be?
As an aside, it kills me as a Valley Streamer to see the abuse VS takes even on threads not even about VS . And East Meadow is seriously "bad" now? Ugh.
East Meadow and Lindenhurst are not "bad" at all. Not sure where you heard that information.
Hicksville has the mall, the park, and the train station and I suppose that some of the "bad" statistics and reputation come from that, not really the residential areas.
The problem with Plainview is that it is not near the LIRR. The school district has a good reputation. It's mostly Jewish and Asian with the Asian population growing. Hicksville has some old-timer Italians and Jews, but the newcomers are Indian. Just visited Hicksville M.S. a few months ago and it looked fine to me. I wouldn't put Valley Stream in the same group as Hempstead. It's gotten more diverse, but there are still plenty of tenacious old-timers and their younger relatives still move in.
According to zillow there are currently 113 homes for sale in Plainview. Which seems like a lot considering its summer, and most of these are probably stragglers from the spring listing season. Maybe thats having an impact on price.
If the house asking numbers really are lower, I'd be curious to see how high the taxes are on those properties. I know Plainview tends have higher than normal taxes compared to other similar towns.

Hicksville and Bethpage have never been more expensive than Plainview. Not all the time, many of the homes with better price points in Plainview are zoned for Bethpage schools.

IMO, Plainview is overrated.
Valley Stream gets you relatively reasonable taxes, safe streets, a state park and an easier commute than the other towns. I never understood the anti-VS bias.
My friends just sold their home in Plainview. Nothing really special about it. In fact, it's a corner lot. Priced right I guess. It sold fairly quickly.
If you have kids involved in music, Plainview SD has a very good music program at the high school, especially the choral program.

Plainview has good school programs for the high-achieving. Not that the others don't have high-achievers, as well, it's just that there are a lot of them in Plainview.
