My lawyer says I have to pay little over 11,000.

Only thing that would make sense to be that high is if you are purchasing a multi million $$ home or you are taking care of the Transfer Taxes and that is included in the amount (which in most cases is covered by the seller)

In my experience, there are always closing costs, even with cash deals.

In addition to title insurance, transfer taxes if new construction, attorney fee and recording fee(s), maybe a fee for a survey (buyer's responsibility unless seller provides recent copy), plus possible reimbursement of sellers' prepaid real estate taxes, and maybe remaining oil in tank (if oil heat).

The house is little under 600k.

Are title charges usually over 10k? That's the first I've ever seen that amount. Shouldn't it be under 5k?

Are you sure you're not confusing the closing costs with the title? Even if you're paying cash, there's still closing costs usually due to transfer of taxes.

You should ask your Attorney for a break down of the Title fees. I'm paying $5,000 on Title fees. House is low $400K.

Sounds like you need a new attorney.

You also have the right to choose your own title company.....shop around.
