Hello all,

Can you suggest some areas on Long Island where I can buy a condo or a townhome for about $300,000 to $350,000? We are looking for a two bed room. The other parameter is a reasonable train commute to NYC's financial district. Thank you for all your help.

What is a reasonable commuting time? It can go from 40 mins to 2 hours out here on the island!

You may want to look at the Nathan Hale co-op's in Huntington.

I would concentrate on co-ops and condos in Great Neck #1 (most options, easiest commute). Maybe also Garden City and Mineola. Huntington is also a good option.

Yup- Huntington, Great Neck, maybe Oyster Bay near the town. Thats about it. Anything east of Huntington your commute would be insane.

Low taxes are relative. They would be paying city income tax of around 4% as well a much higher auto and home insurance. Plus, the schools are ok, one of the better in the city, but who knows what that means.

Bayside elementary schools are pretty good. The only problem is, as with ALL of the city schools, once the kids get to Junior High, all bets are off. Eleven year olds must take admittance tests and there are just not enough spaces in even half-way decent schools for all of the very lovely and hard-working (but not politically connnected) kids in the city. It is so unfair. So many kids are condemned to an impoverished future because of this. I have seen this over and over again. It's heartbreaking.

You can get a condo near the boardwalk in Long Beach. LIRR to downtown Bklyn in 55 minutes then the #2 train to Wall St.
