Hello all, this is my first post here. I'm a first time home buyer and am looking for a good place where I can buy a "forever" home and raise a family. I currently live with my parents in Malverne, and while I like Malverne, the properties are usually a bit small unless the price is beyond my budget, and the schools aren't so great.
The areas I have been looking at and interested in are North Bellmore, Wantagh, Seaford, Bethpage, and I like certain areas in East Meadow. My biggest concern is moving into an area that will STAY nice, at least for a good amount of time. I keep hearing complaints about so many areas and how they're changing for the worse. I've heard that said about Franklin Square, East Meadow, Westbury etc. What town/area would you guys recommend for a first time home buyer that wants to raise a family with good schools and that wants to be in a good spot to settle for the duration?

Staying nice=premium prices.
Staying nice is also relative.

What is your budget? You're looking at $500k+ for the stay nice hoods.

Budget varies a bit with taxes (lower taxes will keep the mortgage payments for a more expensive house in check) but in the ballpark region of $550k.

By staying nice, I mean good schools that will remain good for some time at least, low crime rate etc.

Merrick, Wantagh, Seafood.
Most stable in your price range.
Focus on those 3.

Looks like I'm on the right track then, more or less. That's where I'm mostly looking. Those 3 plus Bethpage. Does Bethpage compare favorably to the other 3, or should I scratch that off the list?

Scratch Bethpage.
Manganos, toxic plumes, etc...

If a gun were forced to my head to move back to south shore Nassau it would be Seaford or Wantagh.

Lol, there are Manganos/Vendittos all over Nassau. Sounds like you're not a big fan of south shore Nassau (not that I blame you). Where are you now, if you don't mind me asking? I personally like Commack, but my fiancee' strongly prefers to stay in Nassau (closer to family, friends, job etc)

Moved from south shore Nassau to the east end because I hate people and got tired of being ass raped in property taxes.

My God, you sound like me...

I'm getting very discouraged at the moment. The houses in Nassau are selling so quickly, and almost all of them are selling for significantly over asking. A house in Wantagh I saw 3 weeks ago sold for $70k over asking. A house in east meadow for $40k over asking, one in Bethpage for $20k over asking, another in the Barnum Woods Section of East Meadow for $5k over asking. I can't beat out these rich, impulsive, desperate millennials.

You can try western Suffolk.
East Islip, Islip, West Islip.
Slightly more bang for the buck. Really not that much further out.
All solid with good schools. Sunrise, Southern State and Robert Moses/Ocean parkway easily accessible.
Much better than Nassau County.
