This sums up the market, 100x100 lot 2 minutes from me. The old house was removed it's just vacant land now. The lot w/ approved plans for a 3600 sq ft home sold for 515k. 515k and you still need to build a damn house, most likely it was a builder and he will throw up a house and sell it for 1.2mm.
Who the hell needs a 3600 square foot home unless you have 10 kids?
Way too much house. Especially in Nassau. All house and no yard.
And if it's a McMansions its only 2000 square feet of living space.

I like big houses. Just not on a small lot. One of my hobbies is home theater. Finding a house that has a spare room good enough for this in Nassau County is impossible, which is why I was looking for a house with a larger property so I can make an extension of some kind without eating up my entire yard. A good size room for this (for what I want to do at least) is about 20' x 30' x 14' I know I know....

Finished basements are fine for home theaters - no house in your price range will have extra space as large as you mentioned.
Just make sure you're not looking in towns that are known for no basements. Or flood zones.

Yeah I know, that's why I'm looking for larger lots. I find a house with a big enough lot, I can make an extension, without eating up the entire back yard. Basements are fine, as long as the ceilings are high enough. The problem with 90% of the basements I've been in is the ceilings are too low. Adding ceiling acoustical treatments and atmos speakers to an already low ceiling creates problems.
For a normal home theater room, a basement would be fine. I'm a bit extra when it comes to that. The audio system I have currently will be used for that, and it's by no means normal lol.
I tried, I can't. My job requires me to live in Nassau County unfortunately, more specifically, Town of Hempstead.
