Lynbrook, Oceanside, East Rockaway.

You're going to want to be near the Southern State/Belt. Westwood section of Valley Stream, Franklin Square, West Hempstead (the nice part)

Seems like Malverne became a lot less desirable. Houses sit around here for months and open houses show little to no activity. Probably the high priced combined with the schools.

Crazy taxes with mediocre schools. The town is nice though.

With your budget I think you may have to look a little farther east along the Southern Pkwy. Merrick, Bellmore, Wantagh, Seaford, Massapequa. They all offer a nice suburban feel and plenty of people commute to Brooklyn. The traffic is heavy, but it's doable. They all have strong schools and are a little more removed from the congestion and overcrowding found in Western Nassau and Queens. You will get more for your money too.

Thanks that is more my speed. I can’t imagine what a pain it would in the winter to have just a one car garage??
