Crazy thing is he IS supposed to be a real estate attorney

he's been very lazy and giving me lazy answers, pretty much wants to do minimal work and get his lawyer fee, i will not use him for next transaction

You missed my point, he is worthless, if what you have stated is true. You still will come out ahead of the game if you find another attorney.

Fire your lawyer, if he is unwilling to do his job what are you keeping him for. There is no shortage of lawyers out there...

I'd take the deal to live in the house. You become their tenants and they have to evict you to get you out. Stupid on their part!

Agreed, and could take months.

Time for the lawyer (or another lawyer) to send a "time is of the essence" letter. And if the current lawyer won't step up report him/her to the law society.

What is your RE agent doing? That's another person who should be pushing. The seller should be also getting an expediter involved at his expense. Amazing how so many people do all these illegal additions and renovations and then feign ignorance when it's time to sell.

Otherwise, offer to walk away but you get all your earnest money back. Then they are free to sell to an all-cash buyer who may not care.

Are they closing the permits themselves or have they hired expediators?
I would insist on an expediter and updates throughout the whole process.
