stony brook
is there something wrong with stony brook and/or lake grove? i see homes more affordable than elsewhere with more land, less taxes and school district being the three villages? anybody can elaborate about this place? and the school district? i am perplexed

The houses that I suspect you're referring to are in the Strathmore sections in Stony Brook and Lake Grove. These houses do not have basements and many consider them cheaply constructed. This results in the lower prices despite the houses having large properties in a desirable school district.

Stony Brook is really nice....if Strathmore is the place I'm thinking of....wow! Really bad construction. Alot have been updated but the orginal have pressboard fascia boards and sheetrock exteriors! One of the the few inspections I stopped half way thru the inspection & told my clients we should leave.

ok here's one. there are so many 550k and under with 6-8000 taxes within that school district. here is one just for reference

i guess what i am afraid is maybe three villages school district isn't good. all i want is a nice town with a good district and not become house poor trying to buy something outside our means and then have to spend both of our salaries trying to make the house payments

Three Village is one of the top 5 best schoool districts in Suffolk County.

The second house is in Strathmore and the first is in the older, nicer part of Stony Brook . Those prices honestly are pretty much in conformity with the surrounding communities. I thought you meant colonials in the low 400's etc. Once you get out of the Town of Huntington home prices get lower and lower until you hit the north and south forks.

Hi!
I live in Old Stony Brook (N of 25A) and this house is on 14 Bayles Ave, which runs south of 25A about 2 blocks west of the LI Museum. It abuts the LIRR tracks, which are street level. Years ago I looked at a home near this, but didn't like the idea of the LIRR and a small child. On the other side of the tracks is the SUNY Stony Brook campus. SUNY has been expanding their dorm facilities rather aggressively -- there is a dorm practically down the street from this house. The realtor makes it sound lovely with the nature preserve, but the bottomline is your sandwiched between the train, SUNY & 25A.
The other house, 4 Buxmont Lane, is in the B section, bordered by Nicolls, Rte 347 and from what I recall, Buxmont borders/backs a very busy medical park. As KB wrote, it's a Strathmore home, so be careful with the construction.
As for the school district, it is a fine district and one of the better ones in Suffolk County.
Many of the lower priced homes in Stony Brook are Strathmore, south of 25A, in undesirable locations (i.e. LIRR or busy street) or are in dire need of repair.
Lake Grove is NOT a part of the Three Villages proper, although some homes might be within the district. Lake Grove is south of 347.
