Medford, East Patchogue, Yaphank, Brookhaven and Shirley are much more desirable than North Bellport, Gordon Heights and Mastic.

If you noticed, my swath was Middle Country Rd (or south) in the Town of Brookhaven, which is why Ronkonkoma isn't included -- it straddles two towns and is south of MCR. Rocky Point has a better school district than William Floyd, despite having rentals and social programs. What has happened is young people from Smithtown, St James, Stony Brook, Setauket, PJ, etc. who can't afford to buy where they grew up bought out there.

Median = the number seperating the high from the low price homes. So yes, while there are million dollar homes on the water, there are also a considerable number of homes in the 100, 200, 300K ranges as well.
Look into illegal rentals, school lawsuits, etc, in Hampton Bays. If you have plenty of money to live on the water, don't require the schools and can distance yourself from the problems associated with the hoi polloi, Hampton Bays is for you. But then, it wouldn't meet with the topic at hand:

You cannot buy a house of any kind in Hampton Bays in the 100's and 200's - there are none for sale. A handful of houses are on the market in the 300's. Making false statements that are so easily disproven does not aid your argument.

You're right, there are none at the moment.
Recent sales included five in the 200s (one was a mobile home) and one in the 100s - a mobile home.

No it's not codespeak, because Mastic and Mastic Beach are majority white towns. Mastic Beach is like 80% white. Accusations of veiled racism won't work here.
Most of those towns that were listed in that post simply have much more in common with places like Selden, Centereach and Farmingville than they do with places like North Bellport
I was thinking Park Slope. The next Williamsburg would be the Moriches, and the next Bushwick would be the Mastics. Westhampton would be Cobble Hill.
