No debate from me, but I see blanket statements all the time that "LI is a seller's market". East of 110, and for sure 111, it's not, even in good school districts.
My family is originally from the Bronx and the very last hung in there until 1980. My late uncle would say something very similar to what you have written.
"The Bronx will come back. It is too close to Manhattan and easy subway access."
It took a long time for the Bronx to finally begin gentrification. Hopefully Wyandanch will bounce back more quickly.
The West Bronx has nice architecture, it's no surprise to me that The Bronx is starting to blow up.
I don't see why Wyandanch will gentrify anytime soon, it's like boring middle American suburbia in terms of layout but crime ridden. Of course Bushwick was going to gentrify, its layout is very pedestrian friendly and it's exactly the kind of neighborhood that hipsters like.
Not sure what your saying but I’m between 110 and 111, South shore town, LIRR train station, solid schools and houses are selling within 2 weeks on market!

Directly east and around 110 you have Melville, Plainview and portions of West hills and Woodbury all are selling fast and for stupid prices (except some of the crazy 2-4mm properties) I can see how mid to eastern Suffolk isn't, It's not commutable. If you ask me 110 is the cut off for a NYC commute. I would say commack is absolute farthest possible location for a NYC commute.
But for $725 in the Carolinas you probably get 3500+ sq ft and a basement, right?
Pretty much....although basements are not common and when they exist it's usually a walkout basement. And new construction here is on a postage stamp.
There are some older houses (1980s era) in highly desirable locations that are selling for $700K and up (way up) and the teardown phenomenon is starting here. It's like western Nassau in 2004 all over again.
